11493 Sunset Hills Rd.

RESTON, VA–Rubenstein Partners has acquired 11493 Sunset Hills Rd., a five-story 180,000 square-foot office building here for $18.6 million. Rubenstein plans to reposition and re-tenant the asset, converting it from a traditional office space to an open loft design with higher ceiling and better amenities.

Newmark Grubb Knight Frank's Andy Klaff and Steve Hoffeditz will be the building's exclusive agents.

The building delivered in 1988 and was most recently occupied by Unisys Corp., which has now vacated the property after 10 years. The building is located within walking distance of the new Wiehle-Reston East Station on the Silver Line. It is also walkable to several retail offerings including the Whole Foods-anchored Plaza America, Reston Station's Founding Farmers, and Reston Town Center.

This is the second building sold in Reston in recent days. Last week Ritz Banc Group and Lincoln Property acquired the fee simple interest of Reston Eastpointe, a 195,230-square foot, eight-story building building for $60 million.
