BOSTON—Harbinger Development, LLC's mixed-use Marine Wharf plan at the Raymond L Flynn Marine Park in the Seaport District here that will add 411 hotel rooms to the city's lodging stock has received final approval from the Boston Planning & Development Agency.

The 320,000-square-foot building at 660 Summer St.to be developed by the Wellesley, MA-based firm, will feature a mix of 245 select-service hotel rooms and 166 extended-stay hotel rooms. The hotels will be operated and managed under two Hilton flags—Hampton Inn and Homewood Suites. The building will also include a ground floor restaurant, retail, and service uses. In total, the building will feature 3,500 square feet of retail space.

Meeting and recreation space at the hotels will include 8,000 square feet on lower floors and an additional 8,000-square-foot publicly accessible “Great Room” on the roof.

Harbinger was granted development rights to the land by the Economic Development and Industrial Corporation and will lease the 1.17-acre site for 99 years. Construction is expected to begin in the spring of 2017, with an opening targeted for early 2019. The firm filed a Project Notification Form with the then Boston Redevelopment Authority this past August.

“We are thrilled to move our Marine Wharf project forward to the next phase and to construction,” states Eamon O'Marah, owner of Harbinger Development. “Marine Wharf will create a dynamic gateway development that complements the area, as we have achieved a beautiful plan evoking the Marine Park and Cruiseport Boston and strategically ties into Summer Street and the Boston Convention and Exhibition Center.”

BPDA officials state the Marine Wharf project will contribute approximately $1.63 million to the city's Neighborhood Housing Trust and will also make a $325,650 payment to the Neighborhood Jobs Trust based on current project plans.

At its session last Thursday, the BPDA approved a total of 11 development projects that represent a combined investment of $295 million. Those projects are expected to create more than 650 construction jobs.

Among the projects green-lighted by the agency include Hood Business Park, LLC's $45-million 480 Rutherford project in Charlestown, which calls for the construction of an approximately 168,000 square foot building with 177 residential units, of which 23 units will be designated as affordable. The project will also include amenity spaces, retail space, and 90 structured parking spaces. The project, which was originally proposed for office use, is part of the ongoing redevelopment of the former Hood Dairy plant into an office/research park.
