NEW YORK CITY—Developers F&T Group and SCG America have revealed plans to bring a sizeable mixed-use complex to Queens, in the Downtown section of Flushing.
The 1.2-million-square-foot development, named Tangram, will feature retail, office, residential and hotel space. Construction is underway at the full-block site, with frontage on 37th Avenue, Prince Street, 39th Avenue and College Point Boulevard. Retail will be delivered first, with an expected 3Q 2018 opening.
“Flushing is ready for Tangram,” declares Geoffrey Bailey of SCG Retail, the retail broker for the project. “The demographic shift in Flushing is more dramatic than anywhere in the five boroughs and its existing retail and entertainment options have not evolved to meet the needs of this demographic.”
From this perspective, he continues, “Tangram checks all the boxes. It's a transformative project that will provide unique options under one roof for all of the greater Flushing area to enjoy.”
Offerings will include international and domestic fashion brands, themed restaurants, a culinary food hall, beer garden and a variety of entertainment options. Enclosed by a glass skylight with a central atrium within a two-level, the retail podium will provide 225,000 square feet.
Retail leasing will officially launch at ICSC New York, which will be held Dec. 5th and 6th at the Jacob K. Javits Convention Center.
