GRAND PRAIRIE, TX—A building that has e-commerce users with last-mile delivery in mind has broken ground in the Great Southwest Industrial Park. Construction is underway on this 83,125-square-foot class-A speculative warehouse by Port Logistics Realty, a national industrial real estate development and investment company. Completion is slated for the second quarter of 2017.
With e-commerce at the forefront of the construction effort, the facility will feature the latest technology, an efficient design, ample truck courts and vehicular parking, and a prime location on one of the last remaining infill sites in the park. The warehouse will have cross-deck configuration measuring 264 long by 300 feet deep. The industrial project's plans call for 28-foot clear height, 130-foot truck courts, 25 dock-high doors, a drive-in ramp, 61 car parking spaces, 54 by 50-foot column spacing, 6-inch thick reinforced concrete and early suppression fast response sprinklers.
“The vacancy rate for this submarket is right around 4%, meaning that there are few opportunities left in this proven industrial market to develop a distribution facility of this size and quality,” Rob Huthnance, president, PLR Development, tells GlobeSt.com. “E-commerce users have unique needs when it comes to location and design, and this facility is the ideal balance of the two, offering a prime logistics location and 21st century design to support efficient last-mile operations.”
Located midway between Dallas and Fort Worth, the site is just south of Dallas-Fort Worth International Airport with access to Interstate 30 and Texas State Highways 183 and 360.
“Supply is constrained for logistics and e-commerce users looking for industrial space,” said Huthnance. “This property is designed to meet that need, providing modern, efficient distribution space to support flexible, rapid delivery of products to customers.”
