IRVINE, CA—Professionals want more choices when it comes to food, fitness, flexible and connected workspace and relaxation and wellness services in their workplace, Steve Case, EVP of Irvine Co. Office Properties, tells GlobeSt.com. Cavium Inc., a leading provider of semiconductor products that enable intelligent processing for enterprise, data center, cloud, wired and wireless networking, has leased a four-story building at Irvine Co.'s new “NextGen” campus at Sand Canyon Business Center in Irvine Spectrum here.

Cavium, which is headquartered in San Jose, acquired Aliso Viejo-based QLogic Corp., a networking and storage provider, in August, and will move the QLogic operations into its new location in the summer of 2017. The brokers for the Cavium lease were Jeff Hoffman and Tracey Solari with Newmark Cornish & Carey and Greg Tippin, Stacy Garcia and Byron Foss with Newmark Grubb Knight Frank.

The company will join AutoGravity, a rapidly expanding automotive financing innovator, which has leased 40,000 square feet in the project's other four-story building. The leases bring the NextGen campus to 70% pre-leased.

Accelerated plans for the four-story buildings were prompted by the strong demand for Irvine Co. office space. The company is 97% leased overall in Irvine Spectrum. We spoke with Case about the NextGen concept and what today's Orange County office users need.

GlobeSt.com: What does “NextGen” offer that other creative-office buildings or campuses don't?

Case: Sand Canyon Business Center offers two four-story buildings with sleek, modern architecture and coastal California lifestyle amenities, including floor-to-ceiling glass and aluminum curtain walls for superior natural light and energy efficiency. At the heart of our NextGen campuses are the Commons, expansive open-air workspaces with Wi-Fi-enabled outdoor living-rooms, sun decks, al fresco dining, barbeques and more. The new campus is designed to encourage professionals to take advantage of the outdoors, including a glass wall that opens into the Commons, so people have convenient and comfortable places to work, collaborate or simply reboot. Today's worker blends life and work more than ever. As a result, companies want a workplace that is efficient and productive—and a “workplace community” that features collaborative contemporary features, services and materials.

Case: In highly educated markets like Orange County, the battle for talent is fierce. Offering a modern, amenity-rich workplace in an outstanding location near high-quality workforce housing is key for recruitment and retention.

GlobeSt.com: What else do office users need that they're not getting in the Orange County market?

Case: Our NextGen concept was developed after extensive research into the needs of today's businesses and employees. Our research has shown that professionals want more choices when it comes to food, fitness, flexible and connected workspace and relaxation and wellness services. We're addressing that in many ways. A few examples include delivery service from nearly 40 restaurants at nearby Irvine Spectrum Center; 10-foot-high floor-to-ceiling glass for maximum daylight; outdoor living rooms at the Commons; and KINETIC, a St. Joseph-Hoag Health medical clinic, which offers high-quality fitness and wellness services at our larger campuses.

Case: It's another positive sign for the regional economy—and that the market is responding to our NextGen concept. Sand Canyon Business Center is already 70% leased, and it won't open for several months. Our newest high-rise at 200 Spectrum Center opened earlier this year and is already nearly 85% leased. Activity is strong at its sister building, the 21-story 400 Spectrum Center Drive, which is under construction. We're seeing an uptick in activity, which is evidence that Irvine Spectrum remains one of the most attractive places anywhere to live, play and work. The future is bright for the business community so long as owners continue to respond to the evolving needs and desires of the workforce.
