SOUTH HACKENSACK, NJ—Pocas International, a health beverage manufacturer and distributor, has acquired a 49,140-square-foot industrial building at 19 Central Boulevard in South Hackensack, NJ, from Pelrine Children's Irrevocable Trust.

NAI Hanson's Scott K. Perkins, SIOR, CCIM, Andrew Somple, SIOR, and Christopher Todd represented both the seller and the buyer in the transaction. Pocas International is relocating to 19 Central from two smaller warehouses in Ridgefield Park, NJ. NAI Hanson was tracking the firm's need for a larger facility and presented 19 Central Blvd. directly to them.

“We continue to see a trend of businesses looking for functional industrial space in the Meadowlands submarket to expand operations and deliver products quickly to customers,” says Perkins. “This sale exemplifies that trend and will let the buyer be closer to its main customer base east of the Meadowlands while ensuring access to new markets enabling its business to grow. The central location in the Meadowlands Submarket, with easy access to the NJ Turnpike and New York City via the George Washington Bridge allows the company to reach prospective customers in New York City while also maintaining their existing customer base east of the Meadowlands.

With 2,910 square feet of office space, 18' ceilings, five loading docks and one drive-in, the warehouse provides an attractive location to centralize Pocas International's operation under one roof with more square footage than its two current warehouses combined.
