LIVINGSTON, NJ—Eastman Companies has recapitalized its Eisenhower Corporate Campus, 290 W. Mount Pleasant Ave., Livingston, NJ, for the second time in ten years.
Eastman's new recap partner, P3RE Properties, a Jackson, NJ-based real estate firm headed by Harvey Rosenblatt, helped Cushman & Wakefield arrange for a balance sheet lender to provide a mortgage refinancing of $50 million through Meridian Financial, Rosenblatt tells GlobeSt.com.
As previously reported by GlobeSt.com, in 2009, Eastman recapitalized the property with a $64.7 million financing package that included a $44.7 million adjustable rate loan provided by Wells Fargo and TD Bank, and $20.08 million in joint venture equity from Fidelity Real Estate Group.
The 385,000-square-foot class A office complex is owned and managed by Eastman Companies and P3RE Properties.
“As the market continues to strengthen, fully amenitized, Class A properties are benefiting the most,” says Cushman & Wakefield's David Bernhaut, who headed the assignment with team members Andrew Merin, Gary Gabriel, Brian Whitmer and Andrew MacDonald, as well as John Alascio of the commercial real estate services firm's Equity, Debt & Structured Finance group. “Harvey Rosenblatt understood the value of this truly best-in-class asset, and was able to perform a very quick due diligence and adhere to tight closing timelines in order the make this transaction a success.”
