301 Merritt 7NORWALK, CT—Hearst has signed a new long-term lease for 30,251 square feet at 301 Merritt 7. The building is part of Merritt 7 Corporate Park, the six building, 1.4-million-square-foot office complex here. The landlord,  Marcus Partners, was represented internally by David Fiore and JoAnn McGrath, and by a CBRE leasing team of Tom Pajolek, Ned Burns, Robert Caruso and Stephen Greenbush. Clarion Partners also owns a stake in the building. Tom O'Leary and William Montague of Cushman & Wakefield represented Hearst.

1675 broadwayNEW YORK CITY—The Rudin Family has announced that law firm Roberts & Holland has signed a 15-year, 27,000 square-foot lease at 1675 Broadway, a 35-story, 850,000 square-foot office tower in Midtown. The agreement encompasses the entire 17th floor of the property. The law firm will relocate from its current offices at Worldwide Plaza in the third quarter. Roberts & Holland was represented by Lewis Miller, Andrew Sussman, Brad Needleman and Ariel Ball of CBRE. Building ownership was represented by Robert Steinman, Vice President at Rudin Management Company. Asking rents were $75 per square foot.

PLYMOUTH MEETING, PA—Metro Commercial Real Estate has been hired by Cedar Realty Trust to lease their Pennsylvania portfolio of 23 properties as well as one New Jersey location. The group of properties contains primarily grocery-anchored centers and offers leasing opportunities from small spaces to anchors to pad sites. Collectively, the sites span nearly four million square feet. The leasing team includes EVPs and principals Joseph Dougherty and Glenn Marvin and VPs Pat Gallagher, Valerie Pettine and Lars Kerstein.

WEST ORANGE, NJ (January 3, 2017) – A 7,000-square-foot office building in Clifton has been leased to Public Service Electric & Gas. The location, at 42 Chestnut St. is just down the road from another, larger PSE&G facility. The transaction was managed by Eric Weston, VP at Sheldon Gross Realty.

NEW ROCHELLE, NY—The City of New Rochelle has announced that it will issue a request for proposal to develop a parcel it owns at 45 Harrison St. The location is the current site of New Rochelle Fire Department Station #1. Located between Huguenot and Main Streets, the Harrison Street property sits just east of the core Downtown area and in close proximity to I-95. The site consists of approximately 30,492 square feet and current zoning allows for a building up to 28 stories in height. The winning proposal may include any combination of mixed uses for the property in order to re-imagine it to align with the city's designated Downtown Overlay Zone.

MONEY MOVES

PHILADELPHIA—Eastern Union Funding has arranged a $19 million loan for the refinancing of 2401 Locust St., a 44,015-square-foot data center here. Meir Kessner, a senior managing director in Eastern Union's Central New Jersey office, represented the borrower—CRCO Phil—in the transaction with a regional community lender.
