MISSOURI CITY, TX—Located on a 36-acre parcel at the interchange of Beltway 8 and US 90 Alternate, Gateway Southwest Industrial Park provides a central location for business expansion. It has direct access to the greater Houston area via the Beltway 8, State Highway 69, Interstate 10 and the newly opened Fort Bend Parkway Toll Road.

Tire Universe has executed a long-term lease of 42,430 square feet at the Gateway Southwest Industrial Park development in this southwest suburb of Houston, says joint venture partners Conor Commercial Real Estate, a member of The McShane Companies, and USAA Real Estate Company. The firm will occupy approximately 33% of building one at the development.

Tire Universe's new location will feature 42,430 square feet of fully outfitted space incorporating a 1,400-square-foot office component, nine dock doors and T-5 lighting. Building one also includes a 32-foot clear height, 52 by 40-foot column spacing, 60-foot speed bays and ESFR sprinkler systems, together with a 130-foot truck court, and abundant trailer and vehicle parking.

“We are pleased to welcome Tire Universe to Gateway Southwest Industrial Park as the first tenant within our class-A development,” says Jeff Stringer, vice president of Conor Commercial Real Estate. “The park's prime location and transportation advantages proved to be an ideal fit for this growing business that benefits from convenient access to major transportation corridors and improved logistical distribution to their customers.”

Gateway Southwest Industrial Park consists of two buildings as part of phase I building one at 131,560 square feet with a front-load configuration and 28 total dock doors, and building two offering a cross-dock design with 217,440 square feet and 66 dock doors. Phase II of the park is being offered for build-to-suit opportunities accommodating up to 176,800 square feet.

“We are looking for all types of distribution users and are casting a wide net, pushing hard to increase the velocity of leasing,” Stringer tells GlobeSt.com. “The property offers north-south access on the Beltway, from Highway 90 to the Medical Center.”
