PLANO, TX—Created by Ross Perot, the Legacy Business Park is a master-planned business, retail and residential community in the northwest part of the city. Legacy has already attracted nearly 16 million square feet of corporate and regional headquarters, and nearly 60,000 people live and work there, GlobeSt.com learns.
With 2,665 acres, Legacy has land and buildings available for new growth. KDC and Gabriel Legacy recently announced an agreement to promote and develop two sites of 53 acres in Legacy Business Park for corporate development.
“KDC has a rich history in Plano's Legacy area and we are proud to continue our development efforts through this joint venture,” said Bill Guthrey, senior vice president, KDC. “We are planning and positioning these two tracts with the goal of capturing class-A corporate development projects, which is reflective of the recent development in the area.”
The two tracts, some of the last remaining undeveloped land in the area, are in the heart of Legacy Business Park at Legacy and Headquarters Drives, just east of the Dallas North Tollway.
“These are two unique tracts of land that will allow us to deliver a range of building types from low-rise campus to mid-rise urban office buildings,” Guthrey tells GlobeSt.com.
In addition, Legacy Town Center is a nationally recognized urban town center in the heart of the park. There are a wide variety of shops, restaurants, townhomes, apartments and a full-service hotel all in a walkable, community setting. SMU-in-Plano, a branch of Southern Methodist University which offers graduate and professional programs, is located there, GlobeSt.com learns.
KDC has been developing in the Plano area for more than 25 years. Currently KDC developments include the office campuses for JPMorgan Chase, Liberty Mutual and Toyota's North American headquarters at Legacy West. KDC completed the FedEx Office facility at Legacy West in 2015. Other Plano projects developed by KDC include Intuit, Encana, Denbury Resources, Rent-A-Center and The Campus at Legacy.
As previously reported, after delivering 2 million square feet of class-A office space in Legacy Business Park, Trammell Crow unveiled plans for its first multifamily project in the area.
