WASHINGTON, DC–Rock Creek Property Group is breaking ground on its restoration of the historic Takoma Theatre, located at 6833 4th St. NW. Designed by architect John Jacob Zink in the 1920s, the Takoma Theatre was one of the first in the area to feature talking movies when a sound system was installed in 1929. Throughout its time as an active theater, the Takoma Theatre hosted a wide array of performances, including an HBO comedy special by Chris Rock in 1996.
As for Zink, he went on to design more than 200 theaters around the country, including the Atlas Performing Arts Center on H Street, NE, the Uptown Theater in Cleveland Park, and the Senator Theatre in Baltimore.
One of Rock Creek's specialities is working with historic buildings, according to Principal Gary Schlager.
Rock Creek is repositioning the theater for office, retail and entertainment uses. It is restoring the Takoma marquee sign and repointing the exterior masonry. It is adding a second floor for loft-style space by restoring and exposing the original structural-steel trusses. Windows will added or restored on all four sides and skylights will be incorporated into the new roof. All told, the renovated theater will have 23,000 square feet over two floors with 15- to 20-foot ceilings.
“Our goal was to modernize the property and flood the interior with natural light, while restoring much of the exterior and enhancing the historic features of the property,” Schlager says in a prepared statement.
The building is set to deliver in the summer of 2017.
Cunningham | Quill Architects designed the project. Eichberg Construction is the general contractor.
Rock Creek Property Group acquired the property in 2015 via its second real estate fund. The company raised $60 million for Rock Creek Fund II to acquire office, retail, multifamily and industrial properties in the middle market category throughout the area.
Fund II investments are primarily in the $3 million to $30 million range.
