BENBROOK, TX—Much of Benbrook's growth and stable financial position are due to its growing housing values as well as vital healthcare, utility and energy sectors, with the latter due in large part to the rapid increase in natural gas drilling in the Barnett Shale. Growing employment, low taxes and quality public safety services have led to one of the highest citizen satisfaction ratings in the nation for this Fort Worth suburb, GlobeSt.com learns. In that growth and stability vein, the first and only affordable housing project designed to meet or exceed LEED Silver standards is underway at 3510 Boston Ave. Dallas-based developer OM Housing LLC selected Texas multifamily contractor, KWA Construction, to build the 144-unit 165,000-square foot garden-style complex, Villas at Boston Heights.
“Developing eco-friendly communities and helping to keep the environment safe is something of importance to me,” said Deepak P. Sulakhe, president and CEO of OM Housing LLC. “While I personally believe in providing healthier living conditions, and reducing the consumption of water and energy, a reduction in the utility expenses to working class citizens goes a long way towards helping them save money for a college education or save towards the down payment of a home.”
Expected to open December 2017, the $28 million project designed by BGO Architects will be a mixed-rate community that will include 130 units at 30%, 50% and 60% area median income rents and 14 market rate units. To assist in Benbrook's sustainability efforts, the development's one- and two-bedroom apartments will be furnished with eco-friendly construction materials, GE Energy Star-certified appliances and high-efficiency lighting, fixtures and air purification systems.
“KWA Construction shares OM Housing's passion for having a positive impact on the communities in which we serve,” said Brian Webster, president of KWA Construction. “In addition to the cost-savings and community enrichment benefits Villas at Boston Heights will provide, we expect more than 150 jobs will be generated during the construction phase alone.”
In addition to eight two- and three-story residential buildings, Villas at Boston Heights will feature an ecological community center with a fitness center, computer learning center, community kitchen, as well as a swimming pool, barbecue/picnic area and a playground for children. The project is in close proximity to cultural and sporting events in the Dallas-Fort Worth area, less than five miles from Benbrook Lake and only eight miles from downtown Fort Worth. Benbrook created a tax increment finance district in 2002, which has funded highway improvements along Interstate 20, the extension of sanitary sewer to serve the Walnut Creek watershed and infrastructure within the Benbrook Field development.
As a community, Benbrook is one of the oldest in Tarrant County but as an incorporated city, it is one of the youngest, GlobeSt.com learns. The Benbrook area was originally part of the Petersʹ Colony, led by William S. Peters. Formed by a series of contracts beginning on August 30, 1841 with the Republic of Texas, the colony would eventually encompass some 26 Texas counties. James Benbrook and his family finally settled in Miranda in November 1876. That same year, Benbrook petitioned (on behalf of many in the community) for the Texas and Pacific Railroad to place a station along Maryʹs Creek near Miranda as the railroad ran west out of Fort Worth. The line was completed through Benbrook in May 1880 and the station was named after its chief petitioner as Benbrook Station. Eventually, people began associating the name of the station with the community. Benbrook would later sell the Texas and Pacific Railroad a half-acre for use as a depot for $25.00. Settlements in the area were sparse until the 1940s and 50s.
