KANSAS CITY, MO—Xceligent is rolling out CommercialSearch Preferred, an enhanced marketing option for users of its CommercialSearch.com online marketplace. This new level of service improves the placement of a broker or owner's listings, thereby maximizing visibility to prospective tenants, investors, and buyers searching the site.

“As tenants and investors are looking through those listings—and we could have thousands of results coming back—it's really a question of how to make sure that those listings are showing up in the first couple of results appearing onscreen,” David O'Rell, EVP of business development and managing director for CommercialSearch, which encompasses more than five billion square feet of commercial space nationally, tells GlobeSt.com. “If you think of the conversion from being a listing to drilling into more detail about it to becoming a lead, getting it to the top of the list definitely broadens the opportunities to be seen and can hopefully lead to closing a deal faster.”

While Commercial Search Preferred is a paid option, Xceligent is still offering a free option for searching and listing. The Preferred version, explains O'Rell, is intended “to solve the main challenges facing listing representatives: shortening the sales cycle by increasing leads, generating new business by increasing exposure of the broker's expertise, and demonstrating to their clients that they are ensuring the broadest exposure of their listings—all without adding an onerous level of fees.”

Preferred users will receive immediate email lead notifications with key details such as the prospect's contact information, the number of times prospects have viewed a listing and the location of the viewers. Activity tracking informs users each time their contact information is shared with a potential client, and a Preferred broker's profile page, highlighting his or her expertise and active listings, will also appear higher in results when tenants or investors are searching for an expert to advise them.

CommercialSearch is one component of Xceligent's Solution Set of products, which also includes Xceligent Direct, enabling brokers and owners to market listings on their website; Xceligent Spaceful for space tours; and the newly integrated CRM for commercial real estate, ClientLook. O'Rell tells GlobeSt.com that upgrades to these products may be on the horizon. “We're always looking at what we can do to improve those products and how we can have better integration between them.” The firm launched an all-new version of CommercialSearch this past May, for example.
