Victory Park

DALLAS—Victory Park, part of the Stemmons Corridor and Uptown, has quickly become a place to live, work, shop, listen, learn and just hang out. It is a master planned development northwest of downtown and north of Spur 366, along Interstate 35E. The Hillwood Companies continue to own and manage the majority of the land at Victory Park and have multiple new residential and office buildings planned and/or underway.

Victory Park is home to more than 2,000 residences, 620,000 square feet of office space, the W Dallas-Victory Hotel, street-front retailers and restaurants, House of Blues, and Perot Museum of Nature and Science. The park is anchored by the American Airlines Center, home of the Dallas Mavericks and Dallas Stars. Residents and tenants are within walking distance of the 3.5-mile walking, jogging and bike path, Katy Trail, the DART commuter rail and the Trinity Rail Express, connecting Victory Park to other parts of Dallas, Fort Worth and Dallas-Fort Worth International Airport.

Victory Park currently has 1,400 new residential units under development and 83,000 square feet of new restaurant and retail space coming soon, including the 750-seat Cinépolis Luxury Cinemas–Victory Park, GlobeSt.com learns.

UST XVI Victory Park, a real estate investment fund managed by affiliates of Estein & Associates USA Ltd., became a partner in Victory Park in 2005 and the largest owner of the Victory Park buildings in 2009. In 2012, UST partnered with Trademark Property Company to rebrand and develop a new vision for the retail district in Victory Park. Plans for the park's next phase are underway and include increasing retail space, rehabbing Victory Park Lane, improving walkability, revamping the retail district, and adding public amenities including access to public art. Victory Park also hopes to extend the southern terminus of the Katy Trail to the centrally located park area within the district.

Victory Plaza includes two class-A five-story office buildings totaling 183,130 square feet at 3030 and 3090 Olive St. within Victory Park. Victory Plaza affords the opportunity of two full floors with up to 50,000 square feet of office space and signage opportunities available. CBRE has been awarded the office leasing assignment for Victory Plaza, on behalf of landlord UST Victory Park. Jackie Fraker Marshall and Tommy Nelson with CBRE in Dallas are the exclusive office leasing advisors.
