NEW YORK CITY—Brookfield Property Partners has signed a 60,000-square-foot retail lease with Whole Foods Market at Five Manhattan West, part of its new eight-acre neighborhood being developed in the Hudson Yards district on Manhattan's west side. It will be located at the southwest corner of the Manhattan West complex at 10th Avenue and 31st Street.
Brookfield was represented in the transaction in house by Michael Goldban and Mark Kostic and by Patrick Smith of JLL. Whole Foods Market was represented by Chase Welles and Jacqueline Klinger of SCG Retail.
Located on Tenth Avenue and spanning from 31st to 33rd Streets, Five Manhattan West is a 16-story, 1.8-million-square-foot building that features 100,000 square feet of retail space. At the property—which formerly was known as 450 W. 33rd St.—Brookfield undertook a $300 redevelopment program that created large floor plates and floor-to-ceiling glass. The buildingwill share a public plaza, called Magnolia Court, with Manhattan West's recently opened, 62-story luxury rental building, The Eugene.

With more than 250,000 square feet of retail space at the Manhattan West complex, Brookfield is working to develop curated destinations for food, fitness, technology, fashion and sports at the site.
The fitness destination will feature multiple boutique healthy lifestyle brands, creating a one-of-a-kind model that promotes an unrivaled selection of fitness opportunities. Similarly, Manhattan West's sports destination will be anchored by a flagship retail experience created by the NHL, which announced it will locate its global headquarters at the complex.
Manhattan West is an eight-acre, six-building mixed-use development, stretching from Ninth Avenue to Tenth Avenue and 31st Street to 33rd Street. It will feature nearly six million square feet of Class-A office space, luxury residences, a boutique hotel and a vibrant urban landscape , as well as public art and events by Arts Brookfield, Brookfield's award-winning arts and entertainment program.
Manhattan West sits adjacent to the soon-to-be-redeveloped Empire Station/Penn Station Complex and near the new 7-train station at Hudson Yards. It is one block from the A, C, E, 2, 3 and 7 subway lines, New Jersey Transit, the Long Island Railroad and Amtrak.
The Whole Foods Market announcement follows on the heels of the launch of luxury residences at The Eugene and the decision by the National Hockey League to relocate its headquarters to One Manhattan West, the 67-story, 2.1-million-square-foot office tower expected to open in 2019.
