FORT WORTH—Chisholm Trail Ranch is part of the ongoing $1.4 billion transformation of Chisholm Trail Parkway, which includes The Shops at Clearfork, a luxury retail/restaurant/office center featuring the newly opened Neiman Marcus. The development will feature both commercial and residential components.

In an area that is deemed “very affordable” and 10 minutes from downtown Fort Worth, the Chisholm Trail Ranch corridor has desirability for those working professionals who don't want a big commute.

The demographic especially targeted for this area are medical professionals such as nurses and pharmacists who work at Baylor Medical Center, says developer, Walton Group of Companies.

Walton continues to make progress in completing its master-planned community of residential homes and commercial-retail properties here, especially for this type of resident. It is the first new development to begin construction along the Chisholm Trail Parkway. The 600-acre community will feature approximately 1,100 single-family residential homes, including 169 home sites in phase one.

“This corridor provides a short commute for Baylor Medical Center, at 20 and the Tollway,” Matt Robinson, general manager of Walton Development and Management, tells GlobeSt.com. “Affordability of between $250,000 and $400,000 is the range for these homes. Areas like Colleyville are too pricey, for example.”

Dunhill Homes–one of four local companies building homes in the community–recently completed two spec homes and will start construction on five new spec homes, with completion scheduled for July. Dunhill is offering eight one- and two-story floor plans ranging from 1,831 to 3,145 square feet and starting from the mid $200,000s. Several Dunhill Homes at Chisholm Trail Ranch have already been sold.

“We're pleased with the excitement buyers are showing for our homes at Chisholm Trail Ranch,” said Chris Hartley, vice president of sales and marketing of Dunhill Homes. “People dream of living in a superb new master-planned community like Chisholm Trail Ranch, and Dunhill is thrilled to build high-quality, energy-efficient homes in this landmark development.”

In addition to Dunhill Homes, three other local homebuilders are building houses on the west side of Chisholm Trail Ranch: Antares Homes, HistoryMaker Homes and Sandlin Homes. Lots are being released this month and construction will begin shortly on the new model homes, with completion scheduled for summer 2017.

And Walton is donating land to Crowley Independent School District to build a new elementary school that will serve residents of Chisholm Trail Ranch. The new school announcement is the latest step in the transformation of Chisholm Trail Ranch.

“We're excited to work with Walton to open a new elementary school that will enrich the entire community,” said Anthony Kirchner, director of communications and marketing at Crowley ISD. “Thanks to this generous land donation from Walton, the Crowley Independent School District will be able to build a new state-of the-art school that will benefit the residents of Chisholm Trail Ranch and other families in this growing area.”

Residents will enjoy a hike-and-bike trail system linking existing parks and school sites throughout the area. Other highlights of the community will be a pool, poolside cabanas, children's playground equipment, and a covered outdoor living room with fireplace well-suited for outdoor meetings and parties.

The community adjoins Fort Worth's new 75-acre Chisholm Trail Community Park, anchored by the newly opened Chisholm Trail Community Center, all immediately adjacent to existing and new development along McPherson Boulevard. The park includes a playground, competitive soccer fields, 8-foot-wide concrete walking trails, two pavilions, an in-ground concrete skate park and a pond.

The community center is a multi-purpose fitness and activity center offering exercise classes, athletic programs, after-school programs and other amenities, including a rock-climbing wall, strength equipment and free weights.
