340 Fremont

SAN FRANCISCO—Located on Rincon Hill, 340 Fremont offers studios, one-, two-, and three-bedroom apartments, with current lease rates starting at $3,200 for studios to $5,975 for two bedroom/two baths. Nearly all, 91% of its 348 residences within the 40-story tower, are now leased. John Hyjer, first vice president, investments, Equity Residential, recently discussed the appeal of 340 Fremont and what trends are popping up in multifamily projects in this exclusive.

GlobeSt.com: What makes 340 Fremont unique in the San Francisco marketplace?

John Hyjer: From its extraordinary curvilinear architecture that delivers spectacular water and skyline views, to the ninth floor amenity deck with club lounge and demonstration kitchen, 340 Fremont was designed to raise the bar for high-rise urban living in San Francisco. And sitting atop Rincon Hill, 340 Fremont certainly delivers with its multifaceted architecture bringing a sense of lightness and elegance to the 40-story tower.

With a 24-hour concierge, 340 Fremont is full-service living at its finest, with resident amenities including outdoor courtyards, grilling areas, a 24/7 fitness center featuring high-end equipment, an outdoor yoga studio, entertainment/game room, dog spa, bike facilities with repair room and rental EV stations. With this location came the possibility of designing access to incredible panoramic and waterfront views from the apartments and amenity areas alike, which we maximized on every level. In fact, many of the apartments have private patios and terraces, large floor-to-ceiling windows and open-concept living spaces.

GlobeSt.com: How does 340 Fremont compare with other projects in the city?

Hyjer: First and foremost, 340 Fremont's Rincon Hill location provides superior accessibility, desirable location and breathtaking views that are hard to duplicate. The 24-hour concierge and well-conceived amenities provide the finest apartment living in the city. Furthermore, we're gratified to see that our intent to have 340 Fremont's outdoor and indoor common areas foster a true sense of community is being realized. 340 Fremont is a veritable neighborhood within a neighborhood.

GlobeSt.com: What types of residents are finding it appealing?

Hyjer: 340 Fremont is resonating with a diverse audience that led to pre-leasing 100 apartments when we launched in July 2016, and now 91% of its 348 residences have been leased within the past nine months. Some of the more predominant demographics include young tech workers, couples with no children and more mature couples looking for a high-end urban lifestyle.

GlobeSt.com: What are some multifamily trends that make this project a great option? Or, how does 340 Fremont fit in with what is on trend?

Hyjer: As with all of our other San Francisco communities, we have programmed both indoor and outdoor community gathering spaces into 340 Fremont. It is much more than the high-rise apartments in previous decades. We've discovered through interacting with our residents that they truly desire not only a beautifully designed residence, but they also desire a sense of community. They want to know their neighbors and interact with them on a social basis and we've incorporated a variety of indoor and outdoor spaces that cater to that desire. It has become imperative to provide additional spaces and facilities that empower the residents to host friends and family, share experiences, and develop neighborly relationships. 340 Fremont's ninth floor amenity deck with club lounge, demonstration kitchen, and outdoor grilling areas and fire pits is the perfect complement to modern urban living and fully addresses this growing trend.

The architectural and the interior design of 340 Fremont was managed by Handel Architects, with landscape design by San Francisco's Cliff Lowe Associates and general contracting by Suffolk Construction.
