NEW YORK CITY—Rockefeller Group has entered into a lease with Deloitte for approximately 98,000 square feet of 1221 Ave. of the Americas.
The tenant is expanding into the 39th and 40th floors of the property—located between 48th and 49th Streets—from its headquarters in the neighboring 30 Rockefeller Plaza.
According to Ed Guiltinan, SVP and head of leasing here for Rockefeller, the connectivity between the two buildings via the Rockefeller Center Concourse—an underground network of corridors flanked by retail shops, dining and entertainment that connects more than 20 million square feet of office space from Fifth Avenue to Seventh Avenue—was an added benefit of selecting 1221 Avenue of the Americas for Deloitte's expansion.
Deloitte, a consulting, tax and auditing firm, was represented in the transaction by Cushman & Wakefield executive vice chairman John Cefaly and vice chairman Robert Lowe. A spokesperson for the brokerage firm declined to comment to GlobeSt.com.
The lease brings the total square footage of new leases and renewals at 1221 6th Ave. to over 1.5 million square feet since the announcement in 2013 of a major capital improvement program that concluded in 2016. The renovations to the building included new entrances, side-street plazas with outdoor seating, a new street-level façade and more.

The office space in 1221 Ave. of the Americas is now 98% occupied. The remaining available space in the building consists of approximately 25,000 square feet on a portion of the 15th floor and approximately 40,000 square feet on the second floor, which has a 350-seat auditorium and direct escalator access from the building's lobby.
