SAN DIEGO–The Downtown San Diego submarket, and Pacific Gate in particular, is attracting Baby Boomers who are swapping out their single-family suburban homes for the convenience of condo living in an urban setting, Bosa Development's director of sales and marketing Bemi Jauhal tells GlobeSt.com. The Top Tier Estate Collection at Pacific Gate by Bosa is a luxury community that has been “under the radar” since the new residences started selling a year ago. We spoke with Jauhal about the luxury-residential condo market, whom it is targeting and how these buyers and residents differ from apartment and single-family dwellers.

GlobeSt.com: Whom is the luxury-residential condo market targeting?

Jauhal: Downtown San Diego, and Pacific Gate in particular, is attracting Baby Boomers who are swapping out their single-family suburban homes that require significant upkeep for the lock-and-go convenience of condominium living in an urban setting. They appreciate being within walking distance to restaurants, parks, shops, and public transportation, whether it's a couple who currently live in a sprawling home in North County San Diego or retirees from the desert wanting an urban coastal environment and lifestyle.

Our owners have been drawn to Pacific Gate because it is the first super-prime residences in Downtown San Diego that are defined by location, iconic architecture, exquisite interior design and carefully selected amenities and services. Pacific Gate is located at the waterfront, and its 41-story oval glass residential tower is designed by New York-based architecture firm Kohn Pedersen Fox, known for dramatically redefining skylines globally. Hirsch Bedner Associates, renowned for its interior-design work in the hospitality industry, brings its experience and approach for luxury hotels and resorts to a residential setting.

GlobeSt.com: What do these buyers want in a luxury residence?

Jauhal: We found that our owners value time, so location to everyday conveniences is key, but they are also looking for quality design and a building with exceptional services. The waterfront location, level of quality and superior amenities and services are what appeal to Pacific Gate owners. Pacific Gate offers contemporary design, custom-designed kitchen cabinetry and state-of-the-art appliances from Wolf, Sub-Zero and Miele; spacious master bathrooms; and SmartHome service technology.

Of particular interest is our Estate Collection residences, which are larger residences located on levels 33 to 40, priced from $2.8 million. They represent the top tier of Pacific Gate residences and include some of the most extraordinary views in the building, upgraded finishes and fixtures such as a Sub-Zero under-counter wine refrigerator and Victoria + Albert freestanding bathtub with stone surround.

GlobeSt.com: How do luxury residential buyers differ from apartment renters or single-family-home buyers/renters?

Jauhal: Different than apartment renters or single-family home buyers/renters, residential buyers such as Pacific Gate owners are very interested in low-maintenance living and convenience, quality, amenities and exclusive services, in addition to custom-designed public spaces and residences, and are willing to invest additional resources for those elements that distinguish luxury condominium living. That is why we curated a collection of services for the Southern California coastal lifestyle, including a luxury car fleet, boat-share program, chef-concierge services, a 24- hour attended lobby and porter services. These services allow our owners to maximize the quality time they have to spend with their friends and family or to conduct business.

GlobeSt.com: What else should our readers know about the luxury-residential condo market?

Jauhal: Living in a luxury condominium, especially in a dynamic urban setting, offers an incredible lifestyle that can't be beat because it allows residents to walk to restaurants, parks and entertainment, enjoy on-site amenities and services at their leisure and entertain friends and family in the multiple public spaces, such as the double height residents' lounge or the pool terrace. Owners can leave their condominium and know that when they return, there is a team of professionals to help them, whether it's unloading the car, having their kitchen stocked with groceries or making dinner reservations.
