BOSTON—The Boston Planning & Development Agency approved last week 10 new development projects valued at $244.7 million, including the $55-million The Chandlery mixed-use project in South Boston.
The agency's Board of Directors also approved a request to authorize public bid advertisements in order to begin construction of tenant improvements for the Boston Public Library (BPL)—Chinatown Library Services interim location. The library services building will be located at the China Trade Building at 2 Boylston St. in Boston. The initiative was first announced in January by Boston Mayor Martin J. Walsh in his State of the City address.
The Chandlery project to be developed at 270-284 Dorchester Ave. will total 114 residential units, 20 of which will be affordable. The project, being developed by 270 Dorchester Avenue LLC, will also include 6,500 square feet of retail space and a 120-vehicle below-grade parking garage that will utilize an automated parking system. The developer has agreed to contribute $15,000 to the City of Boston's Parks and Recreation Department Fund upon the issuance of the building permit to be used for landscaping, benches and maintenance of Orton Field in South Boston.
Other projects approved by the BPDA Board include a mostly affordable rental housing project at 1 Newcomb St. in Roxbury. The $8.5-million project will feature 23 rental units, 20 of which will be affordable. The 24,655-square-foot project is located three blocks west of the Boston Medical Center.
The board granted approval for the expansion of the Horizons for Homeless Children's facility at 1785 Columbus Ave in Jackson Square. The $40-million project will add 48,000-square feet to the exiting building, bringing the total space at the property to 139,200 square feet. The building will include 87,500 square feet of office space for social service programs and 1,500 square feet of ground floor retail space. The site will also include 157 parking spaces on two levels.
The 2451 Washington St. housing project got the go-ahead last week. The $9-million project in Dudley Square will involve the construction of a 22,630-square-foot four-story building that abuts another four-story residential property owned by the developer Madison Park Development Corp. The new LEED-Silver rated building will feature 16 housing units, including six that will be earmarked as affordable.
The BPDA board also approved Winn Development Co.'s 125 Summer St. housing project. The development will be situated on two parcels of land located in East Boston. The two parcels collectively make up about 46,330 square feet and are currently occupied by four two-story residential buildings containing 20 affordable housing units, owned and operated by the Boston Housing Authority as the Clippership Apartments.
The 125 Sumner St. project will replace the existing buildings with two three-story residential buildings containing 52 mixed-income residential units, commercial/retail space, a community gathering room, and approximately 17 off-street parking spaces. In total, both buildings will consist of approximately 60,670 gross square feet and will feature 36 affordable units and 3,400 square feet of retail space.
Other notable projects given the green light by the BPDA board include 1457 Tremont in Mission Hill involving the construction of a five-story, mixed-use building featuring 40 rental units, 5 IDP units, more than 3,310 square feet of ground-floor commercial space and a 1,358-square-foot community space and private club space for the Knights of Columbus. The approved Residences at Walk Hill in Roslindale is a $32-million project, including $7 million for land acquisition, that will feature a new 118,815-gross-square-foot building that will house 106 rental apartments. A total of 12 units will be earmarked as affordable. The site currently consists of four individual properties improved with retail floral businesses, a restaurant, and a residential structure.
The BPDA also approved the 17-unit housing development at 5205 Washington St. in West Roxbury as well as the renovation of a former Parkwell Nursing Home and assisted living facility at 735 Truman Highway into a 46 unit rental apartment project near the Fairmont MBTA station that will feature six affordable units.
The Wentworth Institute of Technology's new 69,000-square-foot multipurpose academic building also got the nod from the BPDA Board. The new academic building will be built on the Wentworth campus where tennis courts are currently located. The project will contain laboratories, student learning and group meeting space, offices, and support/storage space on floors two through four, and a first-floor “maker space,” manufacturing, and gathering space. The BPDA reports that the project will accommodate Wentworth's transition from providing engineering technology programs to engineering and innovation programs, such as a new biological engineering program.
