MIAMI—Construction is finally complete at Two Roads Development's Biscayne Beach condominium in Downtown Miami's East Edgewater neighborhood. The 52-story luxury tower has received an initial temporary certificate of occupancy (TCO) and is moving forward with unit closings, opening the door for residents to take ownership of their condos, begin interior build-outs and prepare to move in. Since launching sales in 2013, approximately 99% of Biscayne Beach's 391 have been sold with prices between $400,000 and $9 million.

GlobeSt.com caught up with Taylor Collins, partner of Two Roads Development, to discuss what drew his firm to Edgewater and more in part one of this exclusive interview. GlobeSt.com: What drew you to the Edgewater neighborhood and how have you seen it evolve over the last few years?

Collins: We first started poking around the Miami market about three years before we launched Biscayne Beach in 2012 and 2013. We looked at Brickell and North Beach, but the bay's western edge immediately caught our eye. We really liked what we saw happening in the surrounding areas of Midtown, Wynwood and the Design District—with a ton of new restaurants, bars, shops, and world-class arts and culture venues popping up all around—and we decided to take a chance on Edgewater.Miami's urban core has quickly become a place where people want to work, play and now, live—and we're excited to be a part of that transformation.

Today, the Edgewater neighborhood is actually evolving before our eyes. More than a dozen new residential projects are currently under construction in the area right now, and our project, Biscayne Beach, is the latest out of a handful of new towers that have already delivered.We're seeing new restaurants open to cater to the new residents living in the area—walking their dogs, playing in the park with their kids, riding their bikes. It's hard to imagine that just five to 10 years ago this was a don't-go-there kind of a neighborhood and now it's one of the most geographically-desirable locations in all of Miami.

GlobeSt.com: Your Biscayne Beach project was almost completely sold out when it opened earlier this month. What do you think made that project so successful?

Collins: When we launched sales at Biscayne Beach, the project became an instant success among international and domestic buyers who recognized the value of owning a residence in a centrally-located neighborhood surrounded by some of Miami's top destinations for arts and culture, dining and shopping. Also, I think Biscayne Beach's ideal waterfront location directly on the bay, spectacular views, chic design and top-tier amenities set the development apart in a competitive market.

We knew there was demand for luxury condos in Edgewater because of its central location and proximity to downtown and the beach, but the velocity of the pre-sales we saw at Biscayne Beach exceeded our expectations. We're proud to say what started with a special site and a vision has now officially become a successful reality. Approximately 99% of the building's 391 have been sold, with only three remaining units left available for purchase.
