CHANTILLY, VA–Beckham Gumbin Ventures has purchased two flex-industrial buildings in the Dulles South submarket for $19.8 million, from CIM Group. The buildings are located at 14320 and 14340 Sullyfield Circle. Avison Young's John Kevill, Chip Ryan, Bert Harrell and Jesse Martin arranged the transaction. The buildings, totaling 245,888 square feet of office and warehouse space, are located in Sullyfield Business Park.
CHEVY CHASE, MD–Federal Capital Partners has closed on $50 million in permanent financing from MetLife Real Estate for The Cigar Factory, a mixed-use historic redevelopment in downtown Charleston, SC. The loan was provided at a fixed rate and with a 20-year term. FCP with Charleston-based joint venture partner WECCO Development and Atlanta-based Weaver Capital Partners, acquired the once-vacant property in April 2014, with FCP providing both mezzanine debt financing and equity. Patterson Real Estate Advisory Group arranged the permanent loan with MetLife as well as the original construction financing with PNC Real Estate and the partnership with FCP.
ROSSLYN, VA–Monday Properties has closed an $888 million refi of its local 2.6-million square foot office portfolio, which consists of 9 buildings. The $888 million includes a future capital and leasing funding facility for additional long-term strategic investments and to support the future needs of the Rosslyn tenants.
RICHMOND–Rockford Capital Partners has acquired a 4.83 acre Gateway Centre III parcel of land next to the Gateway Centre II office building it already owns at 100 Gateway Centre. Rockford Capital acquired the property on behalf of its affiliated value-add investment vehicle, Rockford Real Estate Fund II. The seller, an affiliate of Brandywine Realty Trust, was represented by G. David Butchello of Cushman & Wakefield Thalhimer in the transaction. Rockford Capital says it is actively pursuing additional value-add investment opportunities throughout the Mid-Atlantic and Southeast regions.
