NEW YORK CITY—The law firm Elefterakis, Elefterakis & Panek has relocated operations to subleased space at the 80 Pine St. office building in the Financial District.
Brokerage firm Avison Young reports that it arranged a five-year, 12,000-square-foot sublease for the personal injury litigation law firm at the 40-story building. EE&P now occupies the entire 38th floor of the building owned by Rudin Management. The law firm relocated from 111 John St.
Henry Fuentes of Avison Young represented the tenant in the transaction. Jodi Pulice, Monica DiNunzio, Lauren Calandriello and Taylor Smith of the JRT Realty Group represented AIG, the sublandlord, in this transaction.
Avison Young's Fuentes says that partners at EE&P were seeking a larger office space to accommodate the law firm's rapid growth. However they also wanted to be in a building that aligned with their firm's brand image. “We evaluated a variety of locations Downtown, but in the end, 80 Pine St. offered everything EE&P was looking for—a well-located, professionally managed property and a space that was already built for their specific needs,” he says.
80 Pine St. was built by Rudin Management Co. in 1960. The 497-foot tall building contains 1.01 million square feet, with a basement property known as 110 Maiden Lane.
While the deal at 80 Pine St. was a sublease, another Rudin property also recently landed a significant law firm office lease transaction with Ballard Spahr relocating its New York City office on Third Avenue to 27,000 square feet of space at the Rudin's 1675 Broadway office tower.
