NEW YORK CITY—The Volunteers of America, Greater New York Chapter is leaving it longtime headquarters on West 85th Street and will relocate later this year to more than 30,000 square feet of space at 135 W. 50th St.
The VOA has signed a 16-year lease for 30,282 square feet at the 23-story 861,000-square-foot office building and will occupy the entire ninth floor of the property. The agency will be relocating from its current headquarters facility at 340 W. 85th St., where it had been a tenant for more than 50 years. A spokesperson for C&W tells Globest.com that the agency will shift its operations to the property by the end of this year.
Founded in New York City in 1896, Volunteers of America is one of the nation's oldest, and largest human services organizations, serving 2 million people in 400 communities in 46 states every year. Volunteers of America, Greater New York is the largest affiliate of the national organization with more than 90 programs and 1,300 staff in the metropolitan New York area, Westchester and Nassau counties and Northern New Jersey.
The Cushman & Wakefield brokerage team comprised of executive managing director David Lebenstein and director Debra Wollens represented the tenant in the transaction. The landlord—UBS Realty Advisors—was represented by Cushman & Wakefield's vice chairman David L. Hoffman, Jr., senior managing director Craig Evans, directors Whitnee Williams and Christine Colley and senior associate Conor Kenny.
“Later this year, Volunteers of America will relocate its headquarters in order to establish a more efficient and collaborative workspace for its employees,” says Lebenstein. “This is a great opportunity for the organization to grow in a Class A, beautifully maintained property located in a central part of Midtown.”
The building is currently 85% leased. However, C&W states that there will be significant availabilities in the future at the building. C&W's Hoffman notes, “The Volunteers of America lease kicks off the renaissance of 135 West 50th Street, a building that until very recently was fully leased for years. With 260,000 square feet becoming available, we look forward to welcoming additional quality tenants in the near future.”
Hoffman adds that Time Inc. had been a major tenant in the building. C&W and the building owner negotiated an early termination of approximately 122,000 square feet of Time Inc. space that is now available for lease. The remainder of the 260,000-square-foot Time Inc. space at the property will be available in January 2018.
The Jewish Board of Family and Children's Services is an office tenant at the building. Retail tenants include: Bobby Van's Steakhouse, Bocca, Little Beet, Pret A Manger, Meltshop, Cafe Duke and Men's Wearhouse.
