CHESTNUT HILL, MA—Thanks to a major lease deal with Dana-Farber Cancer Institute, Bullfinch Companies' redevelopment of the Atrium Mall into the Life Time Center here is all but complete.
Dana-Farber has signed a long-term lease for 140,000-square-feet of space on two floors of the 290,000-square-foot Life Time Center, formerly the Atrium Mall. On June 1, Life Time Fitness opened its third facility in the Boston market in 115,000 square feet of space at the property at 300 Boylston St.
Dana-Farber's Life Time Center location on Route 9 is expected to open to patients in late 2019, and will serve as an extension of the institute's main campus in the Longwood Medical Area. The two major lease deals bring the Life Time Center to more than 95% leased. Bullfinch acquired the former Atrium Mall for $46 million in 2012. The total project cost, including acquisition, has been estimated at more than $100 million.
In addition to clinical trials, Dana-Farber's new facility at the Life Time Center will provide patient care, including exams, infusions, and supportive services to newly diagnosed adult cancer patients, as well as follow-up and survivorship care.
“With additional treatment options, clinical trials, and innovative therapies, we need more space for patient care,” said Craig A. Bunnell, MD, MPH, MBA, chief medical officer of Dana-Farber. “Life Time Center will provide our patients an option in an easily accessible area with ample parking and amenities.
“We are thrilled to have assisted Dana-Farber in expanding its clinical reach while helping to bring Bulfinch's vision to reality,” notes Robert B. Richards, managing partner at Transwestern Consulting Group who assisted Dana-Farber in its search for space. “Life Time Center satisfied a number of needs for Dana-Farber in their mission of providing exceptional care in terms of location, accessibility and design.”
Bullfinch is targeting Life Time Center for LEED Silver certification featuring numerous sustainable elements along with large efficient floor plates, a sunlit atrium, a fully renovated five-level 1,000+ car parking garage and “smart park system.” The property also features a private Life Time Center shuttle to the MBTA Chestnut Hill green line and is adjacent to more than 1 million square feet of mixed-use developments.
The signing of the lease with Dana-Farber concludes what Bullfinch Companies describes as the successful redevelopment and repositioning of the former Atrium Mall.
