ATLANTA—As part of a greater movement in the officing industry to modernize the experience, 7000 Central Park, an 18-story office tower located in the Central Perimeter district, is set to undergo a transformation. CBRE unveiled plans to energize the workplace with major renovations that call for coworking spaces, special events and entertainment options.

7000 Central Park will join CBRE's exclusive “5-Star Worldwide” program, a national network of office buildings that attract and retain top talent through professional services, hospitality and events. Improvements to the 423,775-square-foot tower include renovations to the front lobby, a high-tech fitness center, a collaborative co-working space and conference center, expanded café area, meeting space, and a new outdoor “living room” that will provide gathering space for casual lunches and special events.

“The repositioned 7000 Central Park will become a 'home base' for a number of technology, media and IT companies who need office space that provides the types of experiences their employees seek,” says Jeff Keppen, senior vice president at CBRE. “Our new tenants will quickly find this isn't just a place to work, but a community that inspires collaboration and embraces the work-play balance through a new offering of programmed events and entertainment not typically associated with the traditional office building environment.”

Numerous spec suites featuring open office layouts that range from 1,263 to 5,071-square-feet are available throughout the building. Tenants on the building's top three floors have access to outdoor terraces with views of Central Perimeter and the Atlanta skyline. Renovations are expected to be completed by November 2017.

Meanwhile, CBRE's shuttle service offers a two-minute drive to the Sandy Springs MARTA station, as well as several nearby mixed-use communities. Office workers can also ride the shuttle during the day to nearby Perimeter Place, which offers dozens of dining options and is home to retailers like Super Target, Loehmann's and Jos. A Bank.

“There is a reason the Central Perimeter submarket is home to the Southeast's highest concentration of Fortune 500 companies,” says Katherine Lynch, first vice president at CBRE. “The easy access from both the suburbs and city combined with talent-attracting amenities represented in nearby retail, dining and hotels makes this a superior location to work and do business.”

7000 Central Park launched its event programming with the “Movies by the Lake” series earlier this month. On the second Tuesday of every month, the terrace and lake area next to the building transforms into an outdoor cinema, with lakeside seating, food trucks and outdoor games.

A CBRE report finds that Millennials prefer a mix of work environments. Fifty-two percent want a mix of working at home and in an office, while 41% prefer to work mainly from one office. Only 7% of Millennials prefer to work mainly from home.

Last-generation office layouts determined future space needs by examining existing office configuration and deciding what needed to be rearranged to accommodate future growth—and lower real estate costs were a key driver. CBRE reports companies are looking to create a more thoughtful workplace strategy by understanding work environments and implementing open and private workspaces that meet the needs of how employees actually work.

“The origin of collaborative office space design remains unclear,” Brad Capas, fonder of CapasGroup, tells GlobeSt.com. “However, well-known, Millennial-age tech companies such as Google and Facebook were certainly early adopters of the concept, increasing the acceptance of casual work environments where even the executives wear jeans and sneakers to work.”
