ATLANTA—Overhead Door Company of Atlanta, a subsidiary of D.H. Pace Company, is making a big move in Atlanta's white hot industrial market. The company is expanding its presence with a 40,000-square-foot lease at 3331 Green Pointe Parkway in Atlanta.
Overhead Door currently operates out of three buildings, totaling roughly 120,000 square feet in the Armour Yards industrial district. The area's transition into a mixed-use densely populated area has prohibited room to expand there. The additional space bring Overhead Door's industrial portfolio in Atlanta to 160,000 square feet. “The addition of this warehouse to its current portfolio will allow the Overhead Door Company of Atlanta to maintain its current location for commercial sales, service and installation, while repositioning and expanding their residential operations to better serve growing demand for their garage door and entry door products and services,” Pendley, CBRE vice president, tells GlobeSt.com. “By opening an additional facility for the residential division on the northern arc of Atlanta, they will be able to better serve their clientele, and alleviate pressure in the Armour district due to growth.”
The new class A building has a tentative opening date of July 1. Located two miles north of Interstate 285 on the Peachtree Industrial Boulevard, the property is sits inside an industrial area. The industrial asset will feature an office and showroom component for customers to see products first-hand.
The industrial structure features four drive-in doors, 20 loading docks, a 26-foot ceiling height and plenty of parking. The asset is top-of-the-line, which will better serve the needs of business. With more than 300 employees and growing, Overhead Door Company of Atlanta required space with proximity to Interstate 85 to move their trucks in and out of the facility safely.
With few developments in-town, including speculative buildings, companies are expanding outward. The temporary shutdown of Interstate 85 intensified some companies' interest in finding space outside the city in order to continue servicing clients along major transportation arteries. At the time of the highway collapse, negotiations were already taking place for Overhead Door Company of Atlanta to move into the new property.
