NEWPORT BEACH, CA—Placing the Del Ray Apartments' sky decks along the southern edge and opening up the pool decks to overlook a wildlife sanctuary and hills to the southeast provides the project with a vital connection to nature, TCA Architects principal and studio director Irwin Yau tells GlobeSt.com. As construction continues on the Picerne Group's 462-unit apartment community here, the latest designs by TCA showcase a distinctly Newport Beach mix of urban cosmopolitan living with a beach attitude.

Representing a portion of Phase I of the greater 25-acre mixed-use Uptown Newport Village, the Del Rey Apartments feature a 50-foot wide central pedestrian paseo between two resort-style amenity decks, creating a social-gathering space with views of the San Juaquin Marsh, Turtle Ridge and the Saddleback Mountains. The project's two buildings front Jamboree Road and will serve as the face for the larger Uptown Newport Village behind.

According to Yau, “Borrowing design language from the beach homes of Newport Beach, the approved design is modern in nature, presenting classic 'beachside' building materials: painted shingle siding, sand-colored stone and warm wood accents in a clean and contemporary fashion.” The buildings project forward at the outer corners, marking the main entries into the community, and step down in mass until reaching the central amenity decks and pedestrian paseo.
Ground-level residences are featured along the entire project to activate the heavily landscaped pedestrian experience. Homes fronting Jamboree are set back 30 feet from the roadway, behind a walkway that circles the community. Patios and stoops provide a direct connection to the walkway, further enhancing the pedestrian nature of the community.
The interior features hardwood floors, quartz countertops, stainless steel appliances, in-residence washer dryers and private patios. Resident amenities include the elevated amenity decks, which include two large recreation pools, two spas, a chaise pool and adjoining fitness center, club room and cyber café. Uptown Newport incorporates wide, landscaped paseos throughout, featuring water features and private parklet seating areas.
Phase II of the greater Uptown Newport Village is scheduled to break ground in 2018.

We spoke with Yau about the combination of cosmopolitan and beach factors in the project and why this is needed in the OC market.

GlobeSt.com: How difficult is it to combine the cosmopolitan and beach factors into one apartment property?
Yau:
This unique combination was somewhat of a natural fit for the project, given its location: Newport Beach address, adjacent to the urban professional addresses of Irvine. To us, the “Newport Beach vibe” is about an active community with indoor/outdoor living in a relaxed atmosphere. Through the use of large decks and amenity spaces, the project strives to create opportunities for community interaction—for both residents and guests, as well as the public driving by on Jamboree.

We worked closely with Duane Border Design, the landscape architect, to create a lush palette of outdoor spaces which acts as a backdrop to these formal and informal social interactions, providing the residents with various outdoor spaces for different types of solitude or gathering.
GlobeSt.com: Why are apartment communities of this type needed in the Orange County market?
Yau:
Too often, we see projects that are walled off to the surrounding neighborhoods in order to maximize quantity of units—with the leftover “courtyard” spaces shoehorned into being the resident amenity. By pulling the main courtyards to prominent exterior corners of the buildings, we are inviting the public to interact with the buildings in a different way, eroding the length of the street wall along Jamboree, while allowing for those areas to be truly welcoming amenity spaces for the residents.
GlobeSt.com: In which areas of the county (other than right on the coast, of course) does this approach fare best?
Yau:
Each project has its own specific neighborhood-based personality, and at TCA we strive for our community designs to cater to and enhance that local flair. Our Southern California weather lends perfectly to indoor/outdoor living, allowing us to incorporate enlarged private patios, enhanced amenity decks and indoor amenity areas that open to outside through oversized doors and windows.

Yau:
The Del Rey Apartments is a one-of-a-kind community that will not feel very urban because of its abundant landscaping, numerous outdoor spaces and its opening up to the view of the San Diego Creek and hills of Newport Coast beyond.
