Savanna has added 31 W. 27th St. to its commercial portfolio.

NEW YORK CITY—Savanna has acquired 31 W. 27th St., a 12-story mixed-use building in the heart of the NoMad district for a reported purchase price of approximately $126 million.

Savanna acquired the 144,500-square-foot building located on 27th Street between Broadway and Sixth Avenue from Westbrook Partners. In February 2016, Westbrook Partners announced TD Bank provided $69 million in refinancing funding after the ownership completed an extensive repositioning at the property. The refinancing funding was arranged by Hodges Ward Elliott. Will Silverman, Paul Gillen, and Daniel Parker of Hodges Ward Elliott represented Westbrook Partners in the refinancing deal.

Aareal Capital Corp., a subsidiary of Germany-based Aareal Bank AG, provided the financing for the property sale transaction, which was arranged on behalf of Savanna by Hodges Ward Elliott's Lawrence Britvan, Matt Jacobs, and Michael Straw. Attorneys Laurie Grasso, Susan Saslow and Douglas Hoffmann of Hunton & Williams represented Savanna in connection with the transaction.

Westbrook Partners acquired the building, which reportedly is nearly fully leased, for $80.8 million in 2014, according to the Commercial Observer.

“31 West 27th Street offers a rare combination of attributes – an incredibly strong location in one of Manhattan's greatest neighborhoods, and a historic look and feel that tenants desire,” says Cooper Kramer, managing director of Savanna. “Our aim is to implement strategic renovations that will make this property an even more compelling proposition for office tenants seeking the best of New York, as well as a prime retail destination within a dynamic area that continues to transform.”

Savanna plans to implement what it terms as a “comprehensive capital improvement plan” at the building that will include renovations of the lobby, building systems, façade, roofs and sidewalk vault. The New York City-based real estate investment management firm also intends to renovate and reposition the retail storefront to improve the building's street presence, as well as the overall tenant and visitor experience. Savanna has engaged Paul Amrich, Neil King, and Patrice Meagher of CBRE to lead office leasing efforts at the property.
