NEW YORK CITY—Two Trees Management has unveiled open-air rooftop amenity spaces usually found at multi-family properties at its three commercial office buildings in the DUMBO section of Brooklyn.
Designed by James Corner Field Operations, the visionaries behind Manhattan's High Line, the new rooftop amenities at 45 Main St., 55 Washington St., and 20 Jay St., range in scope from 8,500 to 11,000 square feet. The building rooftops feature outdoor conference rooms, picnic and dining areas, spaces for screenings, outdoor yoga, plantings and flexible seating for working and collaborating, and relaxing, Two Trees officials note.
These rooftop amenities with expansive views of Brooklyn and Manhattan are usually found at luxury residential properties in DUMBO and elsewhere. Two Trees has brought that amenity package to some of its commercial tenants as well.
“Two Trees is devoted to providing attractive amenities for the 400 companies that occupy our Dumbo office buildings including rooftops that allow for intermingling socially and professionally while enjoying some of the city's most inspiring views,” says Jed Walentas, principal of Two Trees Management. “Our collaboration with James Corner Field Operations at Domino Park and elsewhere gave us confidence and inspiration to bring first-class outdoor common space to our core office properties.”
Two Trees' 55 Washington St. is a nine-story 337,000-square-foot building. The firm's 45 Main St. property is a 12-story 475,000-square-foot office building. 20 Jay St. is an 11-story 443,000-square-foot building.
Lisa Switkin of James Corner Field Operations adds that the firm's design goal was to “provide unique, lively gathering areas within lush settings in the center of a thriving urban environment while optimizing expansive views of the Brooklyn and Manhattan Bridges and the Manhattan skyline.”
James Corner Field Operations also designed the outdoor rooftops for Two Trees-owned residential buildings at 300 Ashland and 60 Water as well as West 23rd St., a Manhattan-based office building in Midtown South. James Corner Field Operations is also advancing plans for Domino Park, the six-acre waterfront public space at the Domino Sugar Factory site.
