WASHINGTON, DC–Local deals in the multifamily space continue to surface this week, both confirmed and rumored.

One deal that is, according to a source, still pending is the Windsor at Shirlington Village, a 404-unit property that our source says is trading at around $144 million, or $356,436 per unit to Waterton Associates. The company did not return a request for comment from GlobeSt.com. Our source says the deal is being financed with a large Freddie Mac loan.

Separately a JV between Besyata Investment Group and the Scharf Group, both New York City-based family offices, has acquired a 1960s vintage three-building garden complex in Adelphi, Md.,for $90 million. This is a value-add play for the companies, which intend to make improvements to the properties — called Arbor Vista, Sienna Creek, and Sienna Gardens. There are 675 units all together.

Eastern Union Funding arranged the acquisition financing for this deal — a $73.5 million loan at a 3.35% rate.

This week we also reported that Pantzer Properties acquired Hampton Hollow in Silver Spring, Md., for $39.6 million, which followed its $115 million deal for Chatsworth Park in Manassas, Va.
