CHULA VISTA, CA— The brisk pace of sales at Bahia Vista I have led Pathfinder Partners to recognize the demand for new, quality, entry-level housing in Chula Vista, which is ideal from a transportation and commuting standpoint, VP Matt Quinn tells GlobeSt.com. With Chula Vista moving forward with ambitious plans to redevelop its Palomar Gateway district, Pathfinder recently broke ground on its second multifamily project in the neighborhood: Bahia Vista II, a 16-unit townhome community in southwest Chula Vista near San Diego Bay.

The firm's 21-unit Bahia Vista I community was completed in January 2016 and sold out rapidly. Completion of the second phase of the project is slated for spring 2018. We spoke with Quinn about the project and the overall vision for region.

GlobeSt.com: Did you acquire this property based on the success of Bahia Vista I?

Quinn: Because of the brisk pace of sales at Bahia Vista I, we recognized the demand for new, quality, entry-level housing in the area, and were confident in the future success of Bahia Vista II.

GlobeSt.com: What have you worked on in the region, and what success have you found there?

Quinn: We're big believers in the future growth and success of San Diego and its South County and have made several investments in the area over the past 10 years, generally focusing on for-sale or for-rent housing, including our Bahia Vista developments, Mer Soleil—another for-sale condominium community nearby—and the purchase and renovation of existing single-family homes in Chula Vista.

GlobeSt.com: Why did you feel the Chula Vista submarket was a good place for a new development?

Quinn: The neighborhood is ideal, from a transportation and commuting standpoint, because of its proximity to the I-5 freeway and walkability to the Palomar St. trolley station. Residents are also close to Downtown San Diego and Tijuana, Mexic,o as well as entertainment venues like the 20,500-seat Mattress Firm Amphitheatre. In addition to transportation and entertainment, the area boasts the Bayfront—several units in Bahia Vista II will have bay/ocean views—which will undergo major redevelopment and revitalization over the next decade.

GlobeSt.com: What other factors have contributed to growth in the area of South Bay and the redevelopment of its Bayfront area?

Quinn: In recent years, Chula Vista has experienced an increase in residential development, significant improvements in commercial and retail corridors and improved infrastructure along the streets and trolley lines. As noted above, the area is poised for a major revitalization of the coastline and marina district through the $1-billion, 535-acre Chula Vista Bayfront Master Plan, which will completely transform the Chula Vista waterfront and create a destination for locals and tourists. Most recently, the Chula Vista City Council and the Port of San Diego approved an agreement to develop a resort and convention center on the Bayfront.

The region's waterfront is expected to have parks, trails, bicycle paths, retail, restaurants, cultural areas and a commercial harbor, forever changing the way the area is used for work and play. The Bayfront project will also generate significant job creation and be a huge economic boon to the region.

GlobeSt.com: What else should our readers know about this project and the region?

Quinn: Bahia Vista II is located in Chula Vista's marina district, a focal point for several economic development and revitalization initiatives that have recently fueled the area's white-hot growth. The community is located just 3 miles from the pending Bayfront redevelopment and from the coastline, just one block from the freeway entrance and one-half block from the Palomar St. trolley station.

The homes feature modern open-space interiors, high ceilings, high-end flooring, countertops and stainless-steel appliances. The common areas contain a secure, gated entrance, a paved trail and a small park with a tot lot and seating areas.
