MIAMI—What does the future hold for developers in the active adult housing sector? Some are suggesting you might need to buy some shades to see the big picture.

One of the some is Bob Kanjian, director of sales for AV Homes, has some insights. In this exclusive interview series, he's shared with us the truth about the forever home market and how single-family home builders are meeting senior demands.

We are very optimistic about the future in this sector,” Kanjian tells GlobeSt.com. “The Baby Boomer market is currently one of the strongest for home buying, and that's not expected to stop anytime soon.”

Indeed, according to research done by John Burns Real Estate Consulting, homeownership rates for 65-plus are higher than any other age group. What's more, the research found that the number of 55-plus households will grow by 12.4 million from 2010 to 2020, and 50% of those ages 55-65 want an adult-only neighborhood.

“These findings show that active adult communities are not just on the rise, they're in large demand, which will continue to increase within the next five years and beyond,” Kanjian says. “For homebuilders, there is a lot of opportunity to reach potential buyers in this segment, but constantly adapting and improving their offerings will be critical to each community's success.”

For its part, AV Homes has invested in modernizing and upgrading community amenities, such as the Stonegate Grille, one of the three on-site dining options in Solivita. The community also recently opened a pharmacy and convenience store and a new manned, gated entrance, which includes high-end transponder technology and a license plate-recognition system.

Kanjian's bottom line: “Homebuilders should not simply rest on their laurels,” he says. “They should look for innovative ways to appeal to this powerful generation.”
