LIVE OAK, TX—The active senior living community, Larkspur at Gateway, will serve increasing demand from the baby boomer generation and respond to the need for affordable senior housing in the northeast San Antonio area. The 213-unit project plans to break ground in late 2017 and is scheduled to deliver in early 2019.
“We believe in providing seniors with an affordable place to call home without sacrificing amenities or upgrades,” said Noah Drever, managing partner of Drever Capital Management. “We aim to create true communities where neighbors know each other and residents feel a real sense of home.”
The Larkspur community will provide amenities to encourage active living and a neighborhood environment for its residents. A recent study found that more than 3.1 million US citizens were part of an active adult community, a significant increase as the country's largest generation ages. Many are leaving home ownership behind due to the responsibilities of home and yard maintenance coupled with the desire to live close to family and friends. Active seniors gravitate to communities where they don't have to sacrifice comfort or location while having easy access to the activities and amenities they are used to enjoying.
“The city of Live Oak is very excited to welcome Larkspur at Live Oak, a premier active senior living community coming soon to the Gateway Plaza,” said Live Oak mayor Mary Dennis. “City council and city administrators are eager for the project to begin. This first-class facility will offer additional employment opportunities and will be a wonderful addition to Live Oak's diverse footprint.”
Drever Capital Management, long associated with multifamily housing, is continuing its legacy with the 55-plus age demographic.
“Maxwell (Drever) instilled a company culture where we focus on our residents, offering discounts to teachers, first responders and military in exchange for their help offering after-school tutoring to community children or leading community safety meetings,” said Drever. “That culture permeates into our senior living communities offering reduced rental rates to retired teachers, first responders and veterans.”
Focusing on building organic communities that reduce resident turnover decreases operational expenses. The savings in turn is passed through to the residents.
Larkspur at Live Oak will sit on 15 acres near Interstate 35 and Loop 1604. Dallas-based Merriman Anderson/Architects has designed the project to feature luxury design elements such as granite and stainless steel, large windows for natural light, gathering spaces and private garages. The four-story community will feature an outdoor recreation space complete with a resort-style pool, cabanas and an outdoor kitchen for residents' use as well as to attract visiting grandchildren and friends. Each unit features a balcony and will range in size from 691 square feet for one bedroom, one bathroom to 1,221 square feet for a two-bedroom, two-bathroom unit.
“We are also planning a 64-unit Winding Montessori memory care community as a separate facility within the development,” Drever tells GlobeSt.com. “As residents age in place, oftentimes a spouse begins to develop early signs of Alzheimer's. By having both communities next to each other, the spouse needing additional support can move next door to Windsong while the other retains an active independent lifestyle and friends at an affordable price. Daily visits for breakfast, lunch or dinner keep the couple together in this next chapter of their lives. Also planned is an intergenerational adult and child daycare center that will offer nurturing interaction between seniors and children.”
Additionally, residents will be able to enjoy all the amenities Live Oak and surrounding San Antonio communities offer with access to a multitude of restaurants, shops and entertainment.
