MCKINNEY, TX—Following on the heels of approval for hotel and multifamily developments, McKinney Methodist Hospital has inked a deal to open Methodist Craig Ranch Surgery Center at 6045 Alma Rd. in Craig Ranch. In addition, the new corporate headquarters for Independent Bank Group Inc., the holding company for Independent Bank, is to be built at the McKinney Corporate Center Craig Ranch. The corporate center is a 137-acre office park fronting the Sam Rayburn Toll Road with access to an educated labor pool.
The surgery center will move into an existing 27,000-square-foot facility with seven operating rooms that was once part of the Victory Medical Center Craig Ranch. The surgery center will begin seeing patients in November and has a unique overnight stay capability with four spacious private rooms.
“This is a phenomenal existing facility and it made a lot of sense for us because we need the space now,” said Joe Minissale, president of McKinney Methodist Hospital. “The demand was here for more surgical capability because of the population growth in this area. Our patient, physician and employee satisfaction consistently ranks in the top five to 10%. If you are a healthy person who needs surgery, we are who you want to go to in Collin County.”
As its third location, the partnership, a joint venture between local physicians, the Methodist Health System and NueHealth, is dedicated to elevating the standard of healthcare in McKinney and surrounding communities by delivering value-based care and personalized treatment options. Its second location, the Methodist Allen Surgery Center, opened in June.
“Having the Methodist brand in our community is significant,” said David Craig, founder and master developer of Craig Ranch. “This is an asset that's been empty and is ready to go with just a bit of revamping. It will have Methodist-backed quality care and staff, and that's important to McKinney residents.”
Minissale said the goal at the new facility is to continually increase the quality of care, improve outcomes and patient satisfaction, as well as reduce the cost of care. The physicians and staff at Methodist Craig Ranch Surgery Center will offer a fully comprehensive array of services and specialties, including general surgery, urology, gynecology, orthopedic surgery, otolaryngology, pain management, sports medicine and total joint replacements.
KDC has been selected to develop the 150,000-square-foot headquarters for Independent Bank. The bank will be the inaugural corporate headquarters at the entrance of the McKinney Corporate Center Craig Ranch. The 10.4-acre parcel is located at State Highway 121 and Grand Ranch Parkway.
“Independent Bank TX is experiencing impressive growth and was eager to get started on their new corporate headquarters,” said Steve Van Amburgh, KDC CEO. “It was important to Independent Bank that they remain in McKinney, so together with David Craig and the city of McKinney, we were able to develop a project that meets their needs today and allows for future growth.”
KDC will break ground in the fourth quarter of 2017 with approximately 400 employees expected to occupy the new headquarters in January 2019. The developer will begin interviewing architects and general contractors in the coming weeks with plans to achieve LEED Silver certification. Bret Hefton and Graham Shelby with Avison Young represented Independent Bank Group during the transaction.
McKinney-based Independent Bank is an $8.7 billion regional bank deeply rooted in the communities it serves. Since its initial public offering in 2013, the bank has increased its employee base from approximately 340 to more than 1,000. It currently operates 82 banking offices throughout Texas and Colorado, up from 30 in 2013.
