SAN DIEGO—Westfield's new 23-story, upscale residential tower in UTC will help alleviate some of the region's housing shortage while providing a host of luxury amenities. The firm has broken ground on construction of the tower on UTC's southwest corner at the intersection of Nobel Dr. and Lombard Pl. and is slated to open to residents in 2019.

John Alderson, Westfield's VP of development in San Diego, tells GlobeSt.com, “Being able to offer the chance to live in close proximity to great shopping, dining, entertainment, health and fitness and workspaces is very exciting. Westfield has been a dedicated champion of the UTC neighborhood for the past 40 years, and breaking ground on the new residential tower is an important milestone and the next step in our chapter as we continue to showcase the community. We're looking forward to welcoming new residents to the neighborhood.”

The market is drawing both office and residential tenants alike to its urban-like environment. As GlobeSt.com reported in December 2016, the relocation of the CBRE Group's central San Diego office in UTC across the street from Westfield's shopping center allows clients greater accessibility, more amenities for employees—and more, managing director Paul Komadina told us. CBRE is occupying the entire 32,336-square-foot third floor of a newly developed building that is part of Westfield UTC's ongoing expansion and revitalization. Located at the intersection of La Jolla Village Dr. and Genesee Ave., the building is situated as a primary entrance of the center and will include a concierge staff and valet service for CBRE employees and clients.

Meanwhile, Westfield's new apartment tower will encompass 300 modern apartment homes that the developer is hailing as “among the best-appointed in the entire San Diego region.” Each luxury studio, one-, two- and three-bedroom unit will offer “stunning” views of the Pacific Ocean, La Jolla and San Diego's mountains. Other amenities include a half-acre pool and amenity deck with junior Olympic-size pool and spa, outdoor kitchens, grills, cabanas, lounges and fire pits; a top-floor “sky lounge” offering private dining, top-shelf bar and outdoor decks with fire tables, along with 360-degree views of the ocean and surrounding landscapes; a casual clubroom featuring indoor/outdoor entertaining space, access to outdoor and catering kitchens and a media room, sports lounge and billiards; a fitness center with top-of-the-line Matrix equipment, outdoor fitness deck, yoga and spin classes, steam rooms and spa; a library, private workspace and conference-room facilities equipped with A/V and IT infrastructure; and 24/7 concierge services along with private underground parking.

The beginning of construction on the tower comes as the culmination of a five-year planning effort undertaken between Westfield and Greystar, the largest operator of apartments in the US. In addition to serving as development and construction advisors on the project, Greystar will professionally manage the community once the tower opens to residents.

Future residents of the tower will have access to all of the dining, shopping and other amenities available at Westfield UTC, which will complete the next phase of its renovation this fall. The transformation includes the opening of a new two-level flagship Nordstrom, as well as new restaurants such as Din Tai Fung, Javier's, the Winery Restaurant & Wine Bar La Jolla, Larsen's Steakhouse, Great Maple, Smokeyard BBQ and Chop Shop, Napizza, Shake Shack and True Food Kitchen.

The residential tower and shopping center will also provide close proximity to mass transit since the future UTC will be home to a regional transit station for the new San Diego trolley line connecting Downtown San Diego with the La Jolla area.
