SUNNYVALE, CA—Construction for Moffett Towers II, a $685 million 1.8 million-square-foot office development, began in August 2016 and completion of the project is expected in July 2019. The project is targeting LEED Platinum certification.
Level 10 Construction's work at the former 47.4-acre Lockheed Martin site included demolishing 924,500 square feet of existing buildings. Level 10 recently completed the steelwork on the second eight-story building at Moffett Towers II. The construction firm is also working on underground utility demo and reconnection, and self-performing concrete work for the foundations.
Not only is the construction the focus but the amenity level within the buildings is set to rock the worlds of would-be employees. Those targeted workers will be treated to some of the most desirable perks in the Valley to date.
“Silicon Valley tech firms continue to compete for workforce talent, so we believe the trend toward employee-centric office environments will only increase,” Jill Lonergan, NorCal marketing director, Level 10 Construction, tells GlobeSt.com. “As the fifth largest builder of commercial office space in California and the Bay Area, Level 10 Construction is seeing increased demand for corporate campuses with a focus on employee health and well-being. Most of our recent class-A office campus projects are LEED Platinum or Gold. In addition to having an abundance of natural light and good air circulation, these campuses include restaurant-quality full-service kitchens/cafeterias as well as grab-and-go cafes and coffee bars; high-end amenities buildings or facilities with fitness centers, locker/shower rooms and competition-size pools; individual privacy areas and small-group break-out areas; and landscaped open space and/or green roof systems that have running/walking tracks, bocce courts and basketball courts, as well as elaborate landscaping, including native plants and mature trees.”
Level 10 Construction is currently building out the warm shell for buildings one and two, and the cast-in-place concrete parking structure A. The steel construction for the amenities building is anticipated to be completed this month. Level 10 Construction will begin the next building and parking structure in the fall.

Because the site is adjacent to Moffett Federal Airfield, an FAA permit is required for all buildings. The office site is located at the juncture of Highways 101 and 237, includes a total of five eight-story office buildings, three parking garages, an amenities building, an outdoor amphitheater and recreation space.
The buildings at Moffett Towers II are steel frame with design-build glass and a metal panel curtain wall system, with stone elements and balconies. The developer is Jay Paul Company and the architect is DES Architects + Engineers.
Level 10 Construction is implementing Trimble Construction Software and PlanGrid Software on the project, two technologies that optimize productivity and provide a high level of workflow integration from design through the finished project.
“Level 10 is always looking for ways to improve our processes. We want to deliver projects that are ahead of schedule and on or under budget, but we also want to continually enhance our quality and safety metrics,” Lonergan tells GlobeSt.com. “To that end, our employees look to new technologies. Our current line-up of building technologies includes iAuditor, Trimble, PlanGrid and Raken. All are tablet-based software programs that enable us to better manage safety, time, costs, materials, staff and resources.”
