DALLAS—Some time ago, industrial developer Dermody Properties identified Dallas as a new primary market to invest in both development of new industrial facilities and acquisitions of existing buildings. As a result of that long-term planning, Dermody recently completed phase 1 of LogistiCenter at Dallas, a two-building industrial park located on a 61.725-acre site in south Dallas, at Bonnie View Road and Logistics Drive near Interstate 20.

“Our LogistiCenter at Dallas project is designed to attract larger regional and national industrial users, especially in logistics and e-commerce,” Patrick Gallagher, partner southwest region, Dermody Properties, tells GlobeSt.com. “We are actively looking for additional development and acquisition opportunities in the overall Dallas-Fort Worth markets.”

Phase 1 of the industrial park includes a 626,439-square-foot distribution center that is expandable to 1.1 million square feet. The class-A distribution facility features 36-foot clear height, 111 loading docks, four drive-in doors, 262 car parking stalls and 136 trailer stalls.

“The features of this facility make it e-commerce ready and suitable for local, regional and national operations alike,” said Gallagher. “With the phase 1 facility complete, we are setting our sights on Phase 2 of the project, which will include the development of a 447,457-square-foot building that will also be e-commerce-compliant.”

Dave Anderson, Nathan Lawrence and Krista Raymond of CBRE are the brokers marketing the facility on behalf of Dermody Properties. Alliance Architects provided architectural services and MYCON General Contractors served as the general contractors on the project.

“We are pleased to deliver this quality project that is located in one of the fastest-growing submarkets in the warehouse/distribution sector here in North Texas,” said John Riggins, vice president of office and industrial services, MYCON. “These mega projects continue to require fast-track execution of sustainable building design elements and lean construction techniques.”
