NEW YORK CITY—Global immigration law firm with Fragomen, Del Rey, Bernsen & Loewy, LLP has signed a 108,000-square-foot lease deal at 1400 Broadway.

Fragomen, which has 40 offices in 20 countries, currently houses its New York City operations at 7 Hanover Square. The law firm will occupy three floors at 1400 Broadway, a 37-story 927,683-square-foot office building owned by Empire State Realty Trust.

The law firm will join a tenant roster that includes Interpublic Group of Companies, OnDeck, Mott MacDonald, and the corporate executive offices of Burlington Coat Factory and Kohl's at the building located at the northeast corner of 38th St. and Broadway.

“Fragomen joins a roster of high quality tenants at 1400 Broadway,” says Thomas P. Durels, EVP and director of leasing and operations for Empire State Realty Trust. “Fragomen was attracted to the desirable Times Square South neighborhood and the property's 21st Century modernization combined with its unique building characteristics.”

Newmark Knight Frank's John Shaunfield, Seth Weinstein and Paul Ippolito represented Fragomen in the lease transaction. Keith Cody of ESRT, along with Newmark Knight Frank's Scott Klau, Erik Harris and Neil Rubin represented the building ownership.

Fragomen announced in late June it was opening an immigration technology innovation lab in Pittsburgh. Scott Angelo, the firm's chief information officer, who will spearhead the development of the lab, said in the announcement, “Pittsburgh is an ideal choice for the firm's new, dedicated Immigration Technology Innovation Lab thanks to the city's leading universities and thriving tech sector, which have made Pittsburgh an attractive location for highly skilled technical workers.”

Empire State Realty Trust announced earlier this week it will relocate the Empire State Building's Observatory entrance from 5th Avenue to 34th Street, between 5th and 6th Avenue, a move which it says will enhance the Observatory visitors' experience, improve foot traffic for the building's 34th Street retail storefronts and improve the commercial office tenant experience.

“The Observatory visitor will have an entirely new experience, and this is the first step,” says Jean-Yves Ghazi, SVP and observatory director. “We look forward to this new development which is staged so as not to interrupt Observatory operations at all.”

Empire State Realty Trust's Durels adds that ESRT recently began marketing space that has not been available for more than two decades. The available space totals 26,437 square feet of contiguous multi-level retail space that features 13'7” ceiling heights and more than 148 feet of 34th Street frontage that is located directly opposite Amazon's new retail store.
