WALNUT CREEK, CA—The continuing care retirement community, Viamonte of Walnut Creek, is set to break ground in February. While slightly behind schedule from the originally proposed date, the community has sold half of its residences since opening its salesroom six months ago. Residences will be available for occupancy in 2020.

Viamonte is a 174-unit community to be built by Northern California Presbyterian Homes and Services. The community will encompass a 3.8 acre parcel located on The Orchards development. When fully completed, The Orchards will include shopping and dining, trails and outdoor community areas, along with the new senior housing community.

Developer research indicated that the prospective buyers take pride in living in an affluent area. In addition, most buyers are coming from the surrounding area and prefer the convenience of the immediate neighborhood and the cultural amenities of the greater community at large. This is why the Shadelands development was selected as the building site by the developer, GlobeSt.com learns.

Staci Chang, Viamonte's marketing manager, provided further insight into the senior demographic in the Bay Area, how senior housing is being designed and marketed in Northern California, and why Viamonte has been successful selling future residences three years in advance.

“Two-thirds of those reserved residences are either two bedroom or two bedroom plus den,” Chang tells GlobeSt.com. “These residences far outdistanced one bedroom and one bedroom plus den residences in sales because Viamonte residences are being marketed to affluent couples who have lived in their family homes for decades. Those couples demand more space because they're accustomed to spacious homes, and beautiful design and custom finishes.”

In order to appeal to affluent buyers, Northern California Presbyterian Homes and Services built a $1 million salesroom with an on-site model, a 3D rendering of the Viamonte community and fly-through animation. Architects also pumped up the volume on the interior that is featured in the on-site model to appeal to the affluent buyers.
