Downtown Tampa is seeing strong activity.

MIAMI—Tampa Regional Industrial Park, an 117-acre business park is Tampa's newest master-planned distribution park and largest speculative industrial development since 2007, is gaining momentum. Duke Realty just leased more than 80% leased with two deals.

Advanced Airfoil Components leased 210,723 square feet for its headquarters. The new joint venture of Siemens and Chromalloy Gas Turbine Corporation evaluated multiple states before ultimately choosing Tampa. Ralph's Transfer leased about 63,000 square feet. Rick Narkiewicz, NKF senior managing director and associate Bobby Sampson, represented Duke.

“Tampa Regional Industrial Park offers large distributors the most compelling warehouse value and location in Florida,” Narkiewicz says. “The site lies within minutes of two seaports, major highways, railroads and the Tampa International Airport as well as more than 30,000 businesses and four-county labor pool, which make it one of the fast-growing communities in the state.”

Duke developed the 337,447-square-foot distribution facility that came to market June 2017. TRIP is one of five spec warehouse projects that broke ground in 2016 and marked the start of development boom.
