Gramercy Center South

DALLAS—Due to mobility issues, the aging population is often in need of specialized healthcare products to be delivered and more companies are adding space to accommodate operations. One such company is Advanced Infusion Solutions, a provider of home infusion solutions, intraspinal pump medication delivery and comprehensive pharmacy services.

The home healthcare company recently leased 53,397 square feet in a Lower Tollway building, Gramercy Center South, according to ATCAP Partners. The two-building 256,000-square-foot office park is located at 18451 N. Dallas Pkwy., at the northwest corner of Dallas North Tollway and Frankford Road. This location provides access to not only the Tollway but George Bush Turnpike. The buildings sit on 11.27 acres.

The class-B buildings were built in 1999, according to CompStak. The buildings boast a reputable building security and property management team.

Stream Realty's Ryan Evanich, vice president, and Matt Wieser, executive vice president, served as brokers in the transaction, representing ATCAP Partners. Kimarie Ankenbrand, vice president, Jones Lang LaSalle, assisted as a cooperating broker in the deal.

“The building's location, efficient floor plates and access to nearby amenities attracted Advanced Infusion Solutions to the building,” Wieser tells GlobeSt.com.

The total population in the surrounding area is 52,559 people, broken down by 24,151 males (46%) and 28,408 females (54%). The median age is 31.7 years, GlobeSt.com learns.

ATCAP Partners is a private entrepreneurial commercial real estate company with a focus on middle-market assets within the office and industrial sectors. ATCAP Partners employs a disciplined approach to its investment philosophy, which is focused on generating a relatively high current cash on cash yield with upside potential, resulting in desirable risk-adjusted returns and multiples.

Stream is a national real estate development, services and investment firm. The company's full-service offerings cover leasing, management, development, construction and investment sales.
