DALLAS—Last month, Oaxaca Interests announced plans for redevelopment of the former W&B Refrigeration Company office/warehouse at 660 Fort Worth Ave. into an indoor-outdoor dining and retail destination. On the heels of that redevelopment announcement, more expansion plans are in the works for Oaxaca's flagship mixed-use development Sylvan | Thirty.

Oaxaca plans to add three new retail buildings, each approximately 3,500 square feet, along the west side of Sylvan Avenue in front of the existing office building at 1881 Sylvan. Construction is expected to begin in early 2018.

“Our goal is take the energy found at Sylvan | Thirty and expand it across the street. The intersection of Sylvan and Fort Worth Avenue has immense potential to become the next lively pedestrian-friendly district,” said Brent Jackson, president of Oaxaca Interests.

Architecture firm Lake Flato and landscape architects Hocker Design Group have again been enlisted for the project, which will complement the look of Sylvan | Thirty's retail buildings. Additionally, the exterior of the existing office building will be enhanced with coordinating landscaping and hardscaping elements. The drive-through bank will be removed to allow for reconfiguration of the parking lot.

“Expanding Sylvan | Thirty across the street will help facilitate a walkable community, where patrons can park in one spot and easily travel back and forth between the shops,” Jackson tells GlobeSt.com. “Our development team remains dedicated to transforming this area into a retail destination that creates a community-oriented Main Street feel.”

Sylvan | Thirty's retail space is currently more than 75% leased, with popular tenants including TacoDeli, Cibodivino, Whisk Crepes, Houndstooth Coffee, Pink Pedi, Cox Farms Market, Sync Yoga & Wellbeing, Betty Ringer, Craft & Company Salon, Vernacular, Arnold Brothers Dry Cleaner and Ten. Cooper's Meat Market is anticipated to open next month.
