FRISCO, TX—After years of looking for an opportunity to acquire a retail investment in Frisco, the right property presented itself for JAH Realty LP. The firm recently acquired The Shops at Stonebriar, an 183,000-square-foot shopping center located on approximately 22 acres at the southwest corner of Preston Road and Gaylord Parkway. The terms were undisclosed.
The 93% occupied center is anchored by Toys R Us/Babies R Us, Sun & Ski Sports, DXL, Patel Brothers Grocery and includes other notable tenants such as Fadi's, Fitness HQ, Smoothie King, The Vitamin Shoppe, Fuddruckers, Weight Watchers, Bellezza Salon Suites and Rocky Mountain Chocolate Factory.
“The Shops at Stonebriar is a long-term investment in one of the most dynamic suburbs in the country,” says Graham Irvine of JAH. “Frisco has been recognized as an epicenter for population growth for almost two decades.”
The property was sold by ACF Property Management which was represented by Strive Real Estate. Ethan Slavin and William Rosatti with JAH will handle the leasing of the shopping center.
“The location alone, being a hard corner fronting Preston Road and connected to the Stonebriar Centre Mall ring road on the back, made the property an attractive investment opportunity,” Irvine tells GlobeSt.com. “This shopping center has maintained stable occupancy through the years, which is consistent with the Frisco retail trade area in general.”
JAH Realty LP wholly owns and manages a shopping center portfolio of 2.2 million square feet in Dallas-Fort Worth and Oklahoma City, and additionally manages a further 2 million square foot portfolio throughout the country on behalf of TriGate Capital LLC, an affiliated company.
