Frisco office space

FRISCO, TX—The overbuilt and bustling central business districts leave little room for new construction, consequently, investors are shifting focus towards the suburbs, where vacant land is still available and the potential for large-scale development is bigger, according to RentCafe. Close to 35 million square feet of office space will be delivered to the US suburbs in 2018, compared to 24 million square feet underway in urban areas and 15 million square feet headed for the CBDs.

Frisco is set to land the second largest amount of office deliveries in Texas, increasing its existing inventory by 29% with 1.32 million square feet of competitive office space. The Dallas office pipeline for next year makes the top 20, but its forecasted 1 million square feet of office space will only increase the city's inventory by 1%. Spring, TX will add 680,000 square feet of competitive office space to its 20.3 million square feet inventory, outranking both Addison, TX and Plano, TX, and increasing its inventory by 25%.

“The pace of Frisco office development is set to almost double in 2018. There was only one 400,000-square-foot project that came on line in 2017, with another 300,000-square-foot project still under construction. Next year, however, there are five buildings scheduled for delivery, totaling 1.32 million square feet of office space,” Corina Tarta, RentCafe analyst for this project, tells GlobeSt.com.

The projects due in 2018 include Wade Park buildings two and three, totaling 400,000 square feet each. Those buildings are located at SEC Dallas Parkway and Lebanon Road in Frisco. Wade Park building one is also set to deliver next year with 200,000 square feet. The additional buildings underway are Offices at Frisco Station phase one with 228,000 square feet at NWC Dallas North Parkway and Warren Parkway in Frisco. A smaller footprint of 90,000 square feet at Stonebrook Business Park 1 is located at NWC Stonebrook Parkway and Dallas North Tollway.
