SAN DIEGO—The hospitality trend has made its way to the high-end residential market. Offerings from a private boat share, luxury cars, chef concierges and a 24-hour attended lobby are among the amenities residents will experience in today's high-rise luxury properties, Bosa Development's director of marketing and sales Bemi Jauhal tells GlobeSt.com.

Pacific Gate by Bosa, a luxury residential condo community in Downtown San Diego, recently introduced a boat-share program, one of the area's first-of-its-kind amenities. Residents of Pacific Gate now have exclusive access to Pacific Dream, a 45-foot cruisers yacht, whose interiors feature spacious entertaining areas, a glass enclosure and amenities for entertaining such as wrap-around seating that comfortably fits up to 10 people. There is a master stateroom with a queen bed and a second stateroom with settee and side-lounger seats with footrests that convert to an additional sleeper. The boat also is equipped with two spacious private bathrooms with showers, a two-burner electric stove, microwave and convection oven for cooking while on board, as well as a refrigerator and freezer. Additional features include two removable cockpit tables and a washer and dryer.

Pacific Gate is a 41-story building, containing 215 residences. Pre-completion sales are coming to a close, but there two- and three-bedroom residences are available ranging from 1,276 square feet to 2,608 square feet. Two-bedroom residences are priced from the $1.1 millions, and three-bedroom estates are priced from the low $3 millions.

We spoke with Jauhal about the types of amenities available in luxury residential properties, whether they differ between urban and suburban settings and which amenities should be avoided.

GlobeSt.com: What types of amenities are luxury residential properties offering?

Jauhal: Luxury residential properties are offering more resort-style amenities, where residents are immersed in a resort-like environment. For example, Pacific Gate by Bosa is the first super-prime residences in Downtown San Diego's waterfront. Specially curated amenities and services create an exclusive and private experience. From use of a private boat share aboard the 45-foot Pacific Dream to a luxury fleet of cars, to a porter, chef concierge and 24-hour attended lobby, residents literally step into a better world upon entering Pacific Gate. We found that our buyer values time over anything else, and that led us to create amenities and services that allow our owners to maximize the quality time they have to spend with their friends and family or to conduct business.

GlobeSt.com: Do amenities vary in urban versus suburban settings?

Jauhal: Amenities should vary according to each community, its location and the demographic of its owners. Downtown San Diego is unique in that it is both urban and coastal, with owners who are either downsizing or using Pacific Gate as a second home. Because of the uniqueness of our location, our amenities take advantage of the waterfront with a boat-share program, where they have access to spend the day on San Diego Bay, but none of the hassle of boat ownership. Many of our owners do not need a car since they walk or use public transportation to get around Downtown. But for those instances when owners need to venture outside Downtown or are going out with a group of friends or family, having access to our car fleet at their fingertips is convenient. Because some of our owners are Baby Boomers and like to entertain, the residents' lounge with full kitchen is the perfect space for gatherings of friends and neighbors; our guest suite is available for a resident's guest, separate from their own residence, and our conference/meeting room is an amenity owners will use for business meetings.

GlobeSt.com: Which amenities should be avoided?

Jauhal: Having knowledge of the demographics of your building's owners is key to providing amenities that are useful, convenient and needed. Anticipating owners' requirements by doing market research, looking at what hotels and resorts offer and asking owners what would enhance their lifestyle are some of the ways to create an offering that's most meaningful.
