“Technology plays a crucial role in the design, functionality and structure of our properties” Hu Gang, CEO of Greenland USA, tells GlobeSt.com. “Specifically, at Metropolis, we have leveraged technology in several ways.” Greenland is the developers behind Metropolis, a two-tower condo complex in Downtown Los Angeles. The development implements technology at every level, from development to resident experience, and illustrates how technology can have a major impact on ne construction.
Gang highlights how the firm leverages technology during construction. “We used performance-based design technique instead of prescriptive methods, to achieve the building height in the most stringent region for earthquake resistance,” says Gang. “Additionally, post tensioned concrete floor slabs of structural design maximize the use of floor height and to reduce over-consumption of building construction materials.”
There is a long list of ways that the firm implemented technology during construction, from glazing the curtain wall to meet stringent energy requirements to using elevator technology. “In phase 2 of the project, we are using elevator technology called Destination Control by Otis, the latest technology in high speed with stable ride, and most sophisticated new controls to dispatch cars based on demand analysis that also conserve energy,” he adds.
