IRVING, TX—PMRG recently broke ground on Medical Office Building III on the Baylor Scott & White Medical Center–Irving campus. The newly designed medical office building will provide more than 58,000 square feet of class-A medical office space, and be an integral part of the Irving campus.

It will be located adjacent to Baylor Scott & White's 296-bed hospital, which is accredited by the joint commission and a magnet-designated facility serving the communities of Irving, Coppell and Grand Prairie, TX. Baylor Scott & White, the largest not-for-profit healthcare system in Texas, will now be better equipped to meet its patients' rising demand for additional healthcare and community services by bringing new healthcare services and clinics to its Irving campus.

“With the continued rise in demand for health services, we are excited about the brand new on-campus facility, which will provide local residents with convenient access to a number of highly regarded medical professionals and a variety of much-needed services,” said Cindy Schamp, president of Baylor Scott & White Medical Center–Irving.

The building is 80% preleased and will provide on-campus medical office space to the HealthTexas Provider Network including primary care and endocrinology, Arlington Orthopedic Associates, Dallas Nephrology Associates, Touchstone Imaging and Pure Dermatology Center. The building is expected to open in fall of 2018.

“With the current significant growth and expansion of Baylor Scott & White's Medical Center–Irving, we are excited about the ensuing demand for additional on-campus medical office space,” Glen Perkins, PMRG executive vice president, managing director of development tells GlobeSt.com. “While pre-construction leasing has been strong, we now anticipate the medical office building being fully leased upon the building's completion in the fourth quarter of 2018.”

In addition to PMRG as the developer, the project team consists of MYCON General Contractors and architect GSR Andrade, both well known in the healthcare sector.

PMRG owns, develops, leases and manages healthcare facilities including medical office buildings, senior living facilities, freestanding emergency rooms, hospitals and other outpatient facilities. It is a full-service commercial real estate firm, in conjunction with several physician partners.
