CHICAGO—Related Midwest last week celebrated the topping off of One Bennett Park, the developer's luxury residential tower at 451 E. Grand Ave. in Chicago's Streeterville neighborhood. The celebration, co-hosted with Lendlease, the project's general contractor, included a lunch and raffle for more than 350 tradespeople who worked on the building. Rising 836 feet, One Bennett Park is the tallest tower topped off in downtown Chicago since 2009 and, upon completion, will be the tallest all-residential skyscraper in the city.
The building will open in a multifamily market that has reached a plateau. Demand for downtown residences remains strong, however, especially for those in buildings with distinctive features.
“The topping off of One Bennett Park represents a construction milestone not only for this project, but for all of Chicago and Streeterville in particular,” says Curt Bailey, president of Related Midwest. “Expertly designed by Robert A.M. Stern Architects and inspired by our city's timeless Art Deco-style buildings, One Bennett Park will elevate luxury living in every possible sense — something that is apparent even now through our use of limestone, classic step-ups along the building's façade, and distinctive materials that reflect the tower's exceptional level of craftsmanship and detailing.”
The developer plans to complete both One Bennett Park and the adjacent Bennett Park, a 1.7-acre green space designed by landscape architecture firm Michael Van Valkenburgh Associates, by mid-2019, with the first condominiums and all 279 apartments delivering in late 2018. The 69 condominium residences will be located on floors 41 through 66 and include two-, three- and four-bedroom plans averaging 3,200 square feet. In addition to the building amenities for all residents on level three, owners will have access to an exclusive amenity floor on level 41, as well as their own lobby entrance at street level.
“Today, as we celebrate the full height of One Bennett Park, we honor the tireless efforts of the many tradespeople who have literally laid the foundation for this ambitious project and gotten us to this important milestone,” says Don Biernacki, senior vice president of construction at Related Midwest. “Inside the lower-level apartments, custom trim and premium cabinetry, countertops and tile installations have been completed by our talented craftsmen. Related Midwest has recently changed the Chicago skyline with other projects. It recently celebrated the grand opening of Landmark West Loop, its 31-story, 300-unit luxury rental tower at 1035 W. Van Buren St. in Chicago's West Loop. Designed by New York-based Morris Adjmi Architects, the glass-and-steel high-rise – Related Midwest's third luxury rental offering in downtown Chicago – was the first apartment building to open in the West Loop in 2017, welcoming its first residents Aug. 1.
“In opening Landmark West Loop, we've unlocked a largely undiscovered corner of the West Loop that is brimming with aspirational students and professionals who want to live where they work and study,” said Bailey.
