ARLINGTON, TX—Arlington Commons is the largest multifamily redevelopment project in Arlington history and one of the largest in North Texas. As construction of the much-anticipated complex is nearing an end, the project value it will bring to the city has jumped from $200 million to estimates of $300 to $400 million, according to Robert Kembel, president of The Nehemiah Company. Aside from the monetary increase, the significance of the complex speaks for itself.
Arlington Commons is replacing aging apartment complexes that were originally built in the 1970s and will offer a high-end living option with rents not exceeding the market rate. The redevelopment has garnered support from the community, including $10.5 million in economic incentives from the Arlington city council. And, mayor Jeff Williams mentioned Arlington Commons as a highlight of the city's success in his state of the city address this past fall.
“The enormous financial contribution Arlington Commons will bring to the city is a testament to the area's demand for high-end yet affordable housing options,” KWA president Brian Webster tells GlobeSt.com. “KWA is proud to help The Nehemiah Company build the project that will function as an asset to Arlington.”
Designed by JHP Architecture/Urban Design, the approximately 1,300-unit development is located at 425 E. Lamar Blvd. near Globe Life Park. The project is expected to be fully completed in 2026.
The general contractor is KWA Construction. With plans to be built over four phases, Phase I occupies 5.56 acres of the 22.18-acre project and consists of a four-story 353-unit apartment complex and garage, complete with a 1,589-square-foot leasing office, 869-square-foot clubhouse, 1,173-square-foot fitness center, and 2,100-square-foot lounge and conference area.
Floor plans will consist of one- and two-bedroom units ranging from 777 to 1,281 square feet, with private balconies or patios available. Amenities at the Arlington Commons will include multiple courtyards designed by landscape architect TBG Partners, as well as a swimming pool, fountains, fire pit and outdoor kitchen.
